Comfort Inn - Capital Drive, Charlottetown

The sign says, DANGER CONSTRUCTION ZONE. The dumpsters are in place and equipment. The rooms are empty. Is this a demo or another Fiona fix. Anyone hear anything?

I park in their lot and walk over to McDonalds to grab coffee. I was there last week and it looked like a crew was doing some flat roof work. Just speculating, but my bet is Fiona damages.

Edit to add: all the booking dates on their website are blacked out until April 1, 2023.

Displaced left intersection, roundabout may be coming to Malpeque Road

Ya, good for about 5 years!! We need engineers from anywhere in Canada or even the U.S. to show these guys how to design and build a bypass. Good grief!

CBC NEWS PEI

The P.E.I. government is looking at constructing a second displaced left intersection at the bypass and Malpeque Road, near Leon’s. That would be similar to the displaced left now in place at St. Peters Road and the bypass, heading east.......

The Charlottetown bypass should be 4 lanes, divided, with overpasses and interchanges. What they have now is foolish.

I agree. There must be someone in the senior bureaucracy of the Department of Highways who has a serious dislike for overpasses and interchanges.

The bypass seems to be becoming more and more confusing all the time, especially for easily confused mainlanders who have no experience with "displaced left" intersections.

At this point it's hardly a highway. Just a large road. Quite literally just a large road. Pathetic the state it's in.

Work is complete, and Charlottetown’s newest roundabout at Belvedere Avenue and St. Peters Road is now open to traffic.

Why did they put an island at the turn down Gordon Ln off St Peters Rd instead of a left hand turn lane? That makes traffic stop on St Peters Rd and wait while someone's turning left down Gordon.

Agreed, every time I go to Charlottetown I'm amazed with this. There doesn't seem to be a lot foresight. They will have to build a bypass to bypass the bypass at some point. haha

How will the Charlottetown area look in 30 - 35 year's?

Now, before we get into this; I'd like to clarify that this is all speculation, And these are all taken from my imagination, So don't expect most thing's mentioned here to come true.

Something that is possible to happen in this time is the development of Crossroads in Stratford. Now, it isn't certain this is going to happen, Though if it does it will most certainly change the island forever. if the Project goes ahead, stratford will look completely different, with high-rise condo's, and new shop's all across the Town / City.

Something else to do with Stratford? I expect them to apply for city status in the near future. This would mean the island would have 3 cities in total. Though, It may be possible Stratford could be annexed by the city of Charlottetown, Though I do believe Stratford would stay a separate city on some term's. Though, keep in mind that Stratford IS part of the Greater Charlottetown Area (GCA).

Cornwall would likely see extreme expansion and growth. With this, I'd expect that most of this would be plain ol' suburban sprawl, Though there would likely be some taller development's, Possibly one's up to 6+ stories high. Cornwall would also likely see a complete change to their town-centre.

Charlottetown would also see large growth. In Charlottetown, There would likely be much taller, And denser development's compared to other places, due to lack of space. Also because of this, development would likely sprawl out into the far countryside, with the city annexing more land.

I'd expect there to also be another large building boom in the City-Centre, similar to the one's seen in the past. here, there most likely would be built much taller building's then seen before here. it's possible there would also be a large amount of residential development, as an initiative to get people moving into the City-Centre.

U.P.E.I would also likely see a large expansion.

I also expect that the Charlottetown Bypass would undergo large renovations, Which would likely include interchanges connect major road's to the Trans-Canada highway.

I have other idea's as to what will happen, but this is generally what will usually come to mind. Please feel free to critique this if you feel the need to!

It would take a Time Machine to know for sure what Charlottetown will look like in the future. It comes down to so many factors, many outside the city’s control. The city could approve an area for 100 storey buildings, but that doesn’t mean someone will invest that kind of money in actually building one.

But what we will know soon is what the city could look like over the next 25 years. The city’s new official plan will be presented to residents late winter/early spring. This should give us a good idea of what options developers will have in terms of density and future growth. I can’t wait to see the new plan.

Until they replace Alex Forbes, or he retires, I wouldn't expect much improvement.

That’s a very unfair thing to say. Alex just follows the rules handed to him, and he does it well.

I beg to differ…There is more than enough ambiguity in our official plan and policies that could leverage more development in the City than what is currently being approved, but when advising council, Alex often chooses to restrain and defend the minority (NIMBY’s) over supporting growth and development…In my opinion, the City needs an enthusiastic and bold planning manager with determination and vision for growth and density, which simply isn’t Alex's mentality or attitude...But that's just me.

What developments are being applied for, but Planning is not approving?

I do up house plans for my job so I try to pay attention to what is going on around the city. I have noticed that the new Kelly heights subdivision in Stratford has started a new road that is off Squire lane. But that being said between that subdivision and the new Montgomery heights in East Royalty there are so many duplexes or town house units that are not selling. I would say close to 100 units between the two. I also have a condo for sale on Ducks Landing if this was 5 months ago it would have sold in a week it has been up for almost 2 months with only 1 showing. I watched something this am that said 13% of Canadian mortgages are upside down and another 10% that there interest payment is higher than the principal payment. We have had our best year at work this year in a very long time, but I think it is gonna come to a fairly quick slowdown in 23 I think it is gonna be a very hard year for people.

The image was pretty low quality, but I believe the original plan for Kelly Height's had a 9 storey flat planned. is that true? I couldn't really read the image.

I don't think it will happen anytime soon. Seems like they are already making changes to the plan they first introduced. I would love to see more buildings higher than 4 or 5 stories. The new roundabout in Stratford has one part leading towards the town hall eventually. I am guessing the open field beside the church will be full soon.
