not sure if this has been reported here, but 200 Portage is getting tennants

The Winnipeg Chamber of Commerce is moving to the center of Downtown Winnipeg– Portage and Main. In 2023, The Chamber offices will be relocated to the former Scotiabank building at 200 Portage Avenue and co-located with the World Trade Centre Winnipeg (WTCW) and CentrePort Canada

I'm not sure this is exactly positive news...they are abandoning an important heritage building and are apparently sharing the space on alternate days so they can work from home.

my guess is the proposal we saw a few years ago on the MPI lot across from the building going gup at Donald and St. Mary's.

Haha. As long as Biff doesn't send his goon squad out for me in case I actually get it right, maybe I will go ahead and speculate.

Seems kind of neutral to me, just basically shuffling the deck. The vacancy at 200 Portage will move to the Paris Building. For what it's worth, it's not like the Chamber really added a ton of activity to the streetfront. Even a dentist's office or insurance broker would do more to generate activity.

this has me speculating about the future of the Paris building after they vacate as this particular organization is really advocating for office -> residential conversions. there's a comment in the Free Press article where someone says they're not worried about the space after they leave.

It's interesting, the Paris Building was practically vacant in the late 90s before it was renovated and it filled up again. It was one of the first success stories after the infamous 90s lull. It's a nice building in a good location, but it is apparently struggling again. What is the issue with it?

I think the upper floors are mostly still full, though?

yeah...except that they are reducing their space so they can work from home....I look at the 90% of vacant ground floors on Portage and worry that this will be another prominent one for a long time....the other space empty is hidden by the crash walls, so its not as obvious...ha ha.

I'd be surprised if it was the triangle lot...i called out the owner on twitter about his illegal parking lot and he tore a strip off me when i ran into him on the street...didn't sound like he was interested in developing or selling....but that would be good.

I only suggest the MPI lot because I remember Biff liking that Verne Reimer proposal a lot and I know the property is up for sale.

tower crane up at bison and pembina. somewhat imposing sight when driving northbound on pembina. the densification of that strip is no laughing matter now!

It's interesting seeing the contrast of the pic of the nice new lounge on Main Street in the restaurant thread, and then reading about this.

A generation ago it would have been unthinkable that Main Street would outpace Portage, but that is exactly what is happening... Main has seen all sorts of interesting new buildings, redevelopments and business openings. It's by no means perfect, but it's holding its own.

It's amazing how tough of a sell Portage Avenue storefronts are. Other than a brief spurt around Centrepoint which is also around the time that Dollarama opened out the next block over, it has been a steady stream of closures and vacancies for almost 20 years now.

Too bad about the triangle lot.

As for the MPI lot, I don't remember the rendering but was there a proposal there that was only 3 storeys? I'd have expected something a little taller there, like at least 5 or 6 floors, if not more.

The proposal was 6 or 8 stories IIRC. I believe it is still up on Verne's website.

^ Thanks! Yeah, something like that would be absolutely mint. Doesn't have to be a massive high rise, but at least high enough. Looks like 13 levels.

Yea I was wondering where that crane came from because it sure as hell wasn’t there yesterday lol.

Also, the foundation for the project down the street next to Boston Pizza seems to have made major progress. Pembina is getting some good densification. I think we’re up to 9 mid-highrises approved for development on Pembina with a bunch of development occurring adjacent to Pembina as well with the Refinery District.
