It's interesting seeing the contrast of the pic of the nice new lounge on Main Street in the restaurant thread, and then reading about this.
A generation ago it would have been unthinkable that Main Street would outpace Portage, but that is exactly what is happening... Main has seen all sorts of interesting new buildings, redevelopments and business openings. It's by no means perfect, but it's holding its own.
It's amazing how tough of a sell Portage Avenue storefronts are. Other than a brief spurt around Centrepoint which is also around the time that Dollarama opened out the next block over, it has been a steady stream of closures and vacancies for almost 20 years now.

I only suggest the MPI lot because I remember Biff liking that Verne Reimer proposal a lot and I know the property is up for sale.

Too bad about the triangle lot.
As for the MPI lot, I don't remember the rendering but was there a proposal there that was only 3 storeys? I'd have expected something a little taller there, like at least 5 or 6 floors, if not more.
