Darn, should've snapped a unit up there while prices were depressed due to uncertainty! Still, it is only a 20 year extension.

Vancouver offers to extend leases to residents of 13 buildings in False Creek South

After years of uncertainty, the owners of 13 strata leasehold buildings in Vancouver’s False Creek South neighbourhood have been offered extensions on their leases with the city.

The local government is offering an additional 20 years on top of the existing leases, which is shorter than the 99-year leases the owners had originally requested – but at least they’re on the path, as one False Creek South resident put it.

City council and the board members of the Strata Leaseholders Society, which is the bargaining agent for the majority of strata leaseholders that formed in 2018, are in support of the extension offer, which is part of a lease renewal package for the stratas on city-owned land.

There are 669 leases for the 13 strata residences that sit along the False Creek shoreline, between Cambie and Burrard Street bridges. The society members will vote on the package on Sept. 21. If the group’s members accept the proposal, then a modified lease that includes the 20-year extension would be offered to the 669 strata leasehold owners who could individually choose to take it or leave it....

The co-ops have been watching their leasehold strata neighbours work out a deal and they hope this might be a sign that they, too, will obtain extensions. But for many years, the future of the neighbourhood has been up in the air, and the city’s original plan released last fall showed that the co-ops would be torn down and redeveloped. It remains to be seen what the city will plan for them next. Complicating the matter is that the city is both landlord and land-use planner, which has made lease renewals a complicated issue that’s dragged on for years.

The stratas “have a path now – maybe not as long as people wanted, but it’s clarity,” said Nancy Hannum, co-chair of the Co-op Committee of False Creek South Neighbourhood Association’s RePlan. “We don’t have that.”

Ms. Hannum said there are five co-op buildings awaiting renewals, and until then, they have an uncertain future...

Thanks for the update. Cool, it's been sitting there awhile. Ralph's car audio/etc moved to Venables between Clarke and Commercial Dr.

This whole area between Main and Emily Carr station is going to radically change in the next few years, I predict. Multiple devs and proposals already.

It has already started, but yes I agree.

The block to the southeast of Main and 2nd has been in some kind of limbo for a while too, hopefully that will get going.

Western Canada's largest McDonald's with grand-fathered drive-thru next to large city owned(??) parking lot make for gap between high-rises.

Plan calls for 2 high rises on the western half of those properties, 10 and 12 storey towers on the eastern half. Depending on the QE viewcone, as under the Broadway Plan you can penetrate a portion of the bottom section of it, they could likely exceed the current "height limit", as another project in the plan area recently did, by a few stories.

Thanks for the info.

Not you but just sick of hearing about view cones. Everyone complaining about lack of space for jobs and homes but... views!!

Some persons on here speak like they are carved in stone but it would just take a council motion to get rid of them, would it not? If so, dare we hope this new council will banish this burden on the city once and for all?

I was joking about Viewcones. I do wonder what the city is waiting for with their land though. That parking lot is even poorly laid out, I think there are foundations of an old gas station or something there.

Also across Main St south of Terminal and the modular housing building is more bare city land. It was used by Sole Farms for their fruit trees but those moved close to the Cambie St bridge at least a few years ago.

Western property high rises could likely be 25-storeys. Which is the same as The Opal at the corner of Quebec and 2nd Ave

It's a myth that viewcones are limiting how much is being built in Vancouver at the moment. It's limiting how much can be built on specific sites, but not how many homes, or how much employment space is under construction.

Without viewcones some developments would be taller (and therefore bigger). That would most likely mean some other projects wouldn't be being built, and those that are, would take longer, and be more expensive. There are literally tens of thousands of approved or rezoned residential units that have yet to start construction, for a wide variety of reasons.

If there were no underdeveloped, or undeveloped sites, and they were all encumbered by viewcones that meant they couldn't go any bigger, then that policy would be restricting development. But that's not the case - as I understand it (and GenWhy might be able to offer an insider's view) the development industry is building pretty much everything it can find builders and finance to construct right now; there's no capacity in the industry to build very much more, despite thousands of theoretically 'buildable' approved units in the pipeline.

Agreed. Viewcones do not restrict redevelopment (per say, and I would note only the QE viewcone is wretched on potential development for the Broadway Corridor in some areas) because they are "known knowns". We calculate them from the get-go. They prevent a few sites around the downtown peninsula from having a few extra storeys, but not from existing at all - not to mention those units at the top of those buildings are 🞵🞵🞵🞵🞵🞵 expensive anyway.

As far as viewcones and the Olympic Village is concerned it's largely not affected at all. The ones I love (pretty much the only ones) are #22 (Main St) and G, H, & J.

I think all of the QE ones need an adjustment but not removed altogether, and QE doesn't impact this area under existing height restrictions anyway.
