Most of LowTide DTES is in buildings that are protected to their age so just commercial rentals. Low tide also have a decent portfolio of new low rise on the old finning lands and a few bits here and there throughout. Commercial guys dont typically get into residential as its a different game

Sure, I guess my point is more about gentrifying the DTES in general. That will help Chip's revenue and property value.

Indeed. Although the area he's investing in has already got its fair share of change. The Onni / Westbank area is a bit further east and hasn't seen as much activity (a new Post Office building, a new No Frills, and Millennium's Boheme condos).

E Hastings in general has way more immediate development potential than Broadway. It has some very undeveloped sites, and land values are lower. Other developers have been picking up property; I think Solterra still own the Waldorf for example, which has development potential.

I wonder how much pushback there would be for a redevelopment of Waldorf compared to back in 2013.

If they rezone it there are now programs in place by the City to force a replacement of community serving spaces or "venue space".

That's the DP submission - it's already been rezoned. So the new Council don't get to intervene, if they wanted to.

2538 Birch and Duet is not under excavation. the wood hording has been there for years (pre-covid).

also I would expect Duet to change up and take advantage of the new zoning for Central Broadway.

It's strange that the 2538 Birch project hasn't gone ahead - it's a year since the Development Permit was approved. They aren't going to get more than the 28 storeys, so it's not in the same category as the Duet site. Are there any insights about the holdup? Is there a problem of financing, or are Jameson looking to sell the site on, with a permit in place?

I can confirm they've actually re-started work at Duet within the last few weeks, though I also thought they would file a new application under the Broadway Plan first.

I'm not plugged in as much as I used to be (less in-person meetings means less rumours), but I recently heard there's been some problems behind the scenes with Birch.

That said, I was just at a pre-application open house for a brand new 14 floor MIRHPP tonight, so there's still some gas left in the tank of that now dead program.

Seeing quite a few rezoning applications up this year and the trickle in of SRP projects doesn't stop. Looks like folks are giving the new expanded program a-go. I think that's 2 dozen applications this year so far.

Much more workable than somehow managing to demovict everybody in the Corridor - most of the first wave of development isn't even targeting residential properties.
