BTW, the PID shows that this building is intended for the northwest corner of College & Champlain, not the SE corner previously speculated.

If this is indeed the case, it would mean they plan on building a pedestrian island at the intersection. As was previously pointed out, it is the only corner of the intersection to not have one.

Also, the SE corner was recently sold. I suspect we may soon see another project there.

This is becoming a major intersection, and lies on the east end of the designated downtown Dieppe development zone, so, I suspect you might be right.

I remember a couple years ago, the city heavily incentivized the densification of the three main entrance intersections to the downtown for buildings up to 7 stories; Champlain/College, Acadie/AllainGillette and Acadie/Champlain. Promenade Neuf was the first of these and I’m sure we’ll see more similar builds at these intersections.

There is land being cleared on the east side of Dieppe Blvd, to the south of Lakeburn Ave, perhaps extending as far back as Kedgewick. The PAN is 05931167. I see that it recently sold on 10/03/2022 for $325,000.

This lot is large enough for an ample apartment building. Anyone with any ideas???

There is apparently a CCD Canada construction card out there for a Denny's in Dieppe.

This is a peculiar one in that it seems to point to an interior renovation rather than a new build, and, the value of the project is surprisingly low ($343k).

Still, CCD Canada is a highly reputable and professionally run website that serves as a nationwide clearing house for information directed towards builders and contractors, so this information must be treated with considerable respect.

There is no indication as to where in Dieppe this would be located, but my gut tells me the most likely site would be in the Champlain Plaza (same strip as Ren's Pets and Dollarama). There is plenty of room here for a new restaurant.

I still think Denny's may look at the Granite Centre as well. There is a space for a standalone restaurant at the front of the Granite Centre, and, a spot here would be ideal for capturing traffic passing by on the TCH. Back when the Denny's rumour first began to float, a Huddle article mentioned that Denny's corporate were looking at a number of locations in NB, including Moncton, Dieppe, Quispamsis, Fredericton etc.

Maybe greater Moncton will get two Denny's............

The complex with Dollarama is fairly new I'm surprised that much work would be needed to fit a Denny's. Could it be an older building that's more downtown perhaps?

Spitfire Designs has this render posted on their Facebook page:



The render however was not tied to any specific project description, so I ended up posting a query to Spitfire as to whether this building was actually going to be built and where. They responded "yes", and that the building will be built in Dieppe.

This leaves the question as to where in Dieppe?

The building is labelled "123 Melason Road." Now, there is no Melason Road in Dieppe, but there is a Melanson Road. That street address however corresponds to a well built up area of single family homes, so I doubt this is the case.

I do know for a fact however that there are plans for a cluster of apartment buildings six storeys tall along the east side of Dieppe Blvd, in the neighbourhood of Nathalie and Guylaine. I wonder if this is it? Does anyone have any additional information???

123 Melanie is a semi-detached.. so that's out.

If the "123 melason" is a tell.. I'd say north-west corner of Melanson Rd and Dieppe Blvd.

Really anywhere along Dieppe Blvd would fit this.

Another suggestion has been made that this could go on the NE corner of Dieppe/Rufin. This land has recently been sold, so, this is also a possibility.

In any event, the most likely location is somewhere along Dieppe Blvd. Given the secrecy of Dieppe town planning, we likely won't find out what's going on until the tower crane goes up.

My bet ,the land in front of the fire station (Dieppe BLVD) was sold in June , The colour could match the fire station also it's next to the school and the land sold if big enough for 4 apartment complex as shown in the picture

Do you have any additional information on this proposal, such as building height? That image is labelled as "1 of 6," so the document must have additional info.

This development will mean another roundabout on Dieppe Blvd.

Thank you , I don't have any other picture this was posted on developpement durable devlopement dieppe page. folks were not happy they cut down all the tress to make place for this . with this size of developpement it will take probably years. I'm sure we will find more information.
