Anyone else notice that the worksite for Promenade Neuf, Phase Two has been completely devoid of activity ever since the tower crane went up? This was at least six weeks ago. I wonder what gives???

I just happened to mention this to someone yesterday as we drove by. It's just a deep water hole in the dug up area of the foundation.

Interest rates going up, supply chain issues, labour shortages? Could they be pausing this project for a little while?

On this thread the crane was going up on June 9th so almost 3 months !!

Some numbers from Dieppe's 2021 annual report:

639 building permits worth a total of $101.9 million (new record)
568 housing units contructed
10.8% population increase since 2016 census
13.3% increase in tax base

Dieppe doesn't announce a whole lot but there's plenty of info on smaller municipal projects in their reports that don't necessarily make it to this board https://www.dieppe.ca/en/hotel-de-ville/rapports-annuels.aspx

Things like eco friendly parking downtown, their new on demand public transit program, energy efficiency upgrade for AJL arena, stuff like that if that is of interest to anyone.

A proposed 6-storey mixed use development at the corner of Champlain Street and College Street. The build to include 48 residential units above a commercial space and underground parking.

A major tenant already confirmed.

1 variance holding up approval of the project. Can’t see it being much of a stumbling block.

Beautiful project! I'm guessing this is on the southeast corner. That lot recently had a sold sign.

Any rumors on who the tenant might be?

I don't think that is a true background. There is no such house in that neighborhood.

This looks like it will replace the Kadam shoe building. Kadam has already vacated, moving next door to Acadia Vet.

WPizza Hut is Opening Soon in the Plaza where Brilliant Smoke was. Next to the laundromat and la Dippery on Champlain street. This will be the 2nd express location with plaza blvd also set to open. Afterwards Mountain Road will close.

I don't like clicking links for photographs, and I like having a digital archive of ongoing projects, so, here it is - the new project proposed for the SE corner of Champlain & College. It certainly seems to be a continuation of the architectural theme that Dieppe has established for their downtown precinct. Looks very nice.

Moncton could take some lessons here, but I imagine there will be a pedestrian friendly theme for the lands south of Assumption including Downing Street. We will see when the plans are released.

The NW corner of this intersection is the only one without a pedestrian island as depicted in the render.

Here is the list of variances that were sought for the project at Champlain & College above, at the recent Dieppe PAC meeting:

Variances to certain requirements of the zoning by-law in relation to a proposed mixed-use building comprising of commercial spaces on the ground floor and 48 dwelling units on floors 2 to 6

– Increase the setback of the building from the du College Street property line from a maximum of 4.5m (14ft – 9in) to 5.8 m (19ft), a variance of the requirement found under clause 6.2(2)(e)(i)(A);
- Allow for the establishment of a parking garage in the first 5m inside the building on the du Collège Street side, a variance of requirement found under paragraph 6.2(9)(a);
- Reduce the ratio of windows required on the du Collège Street building façade on the ground floor from 40% to 22.7% and on the upper floors from 25% to 9.7%, being variances of the requirements found under paragraphs 6.2(3)(a)&(b);
- Reduce the required ratio of specific materials on the du College Street façade of the building from 90% to 73%, in order to allow up to 27% of metal cladding, a variance of the requirement found under in paragraph 6.2(3)(e);
- Reduce the required distance under 3.40(10) of a driveway from a adjacent residential lot line from 3m to 0.5m;
- Reduce the number of required parking spaces accessible via a parking aisle according to Schedule B under 3.38(1) from 48 to 44

BTW, the PID shows that this building is intended for the northwest corner of College & Champlain, not the SE corner previously speculated.

Looks like another substantive apartment building planned for the eastern section of Gauvin Road:

Variance – Increase building height from 18m to 19.7m for a multiple-unit dwelling, a variance to clause 5.4(2)(g)(i)(A) of the zoning by-law – Entreprises Jomat Enterprises – 865, chemin Gauvin Road, Dieppe, NB – PID 01004118

The PID places this building on the north side of Gauvin, immediately next to those three identical wooden apartment buildings where Gauvin terminates at Pascal.

With a height of 19.7M, this building should be 5-6 storeys (probably five), similar to other nearby apartment buildings also located on the north side of Gauvin in this neighbourhood.

Nearly immediately behind this mystery apartment building, on the south side of Champlain, variances are being sought for a new retail business:

Variances from the following zoning by-law requirements – Reduction of the required width of the front façade of the building the lot frontage from 60% to 48.3%, 6.3(4)(d); Reduction of the number of required parking stalls from 22 to 13, 3.38(1); Eliminate the requirements to provide a loading space, 3.41(2) – Jemmy’s Gourmet Inc. – 836, rue Champlain Street, Dieppe, NB – PID 00673939, 00677013
