The reinvention of Sherbourne Street continues, this one between Dundas East and Shuter Street, with this elegant curvy tower from HPA that treats the lovely heritage building… the way heritage should be treated
(neighbourly not threatening lol ;-).

Another winner (imo) from one of the very best domestic architecture firms. HPA is literally changing the face of Toronto in every direction. 619 residential units, community space and retail.

This is one of the worst blocks in the inner city and developers have stayed away from the area like the plague. In fact, this development replaces a vacant lot!

I'll take a HPA-designed Kingsett development. To pass on this would be like looking a gift horse in the mouth.

The architecture is fine. IMO, The larger, wider site is an opportunity for more breathing space around the tower with fewer units per floor that, imo, will create a better living environment.

The house is an actual designated heritage property. It's probably not worthwhile to go through hoops to turn it into a facade. That's also with a pro development government and new zoning initiatives related to building our way out of an affordable housing crisis by allowing the few designated heritage properties to be open to redevelopment. (like the owner of 18 Elm is attempting)

There are large (irregular) floor plates on most the tower but the top 6 step-back: 4 floors @ 752.8 sq m and 647 sq m for the top 2 floors.

There was an opportunity to do less density for better quality space given that this is the worst block in the city and therefore should have been picked up for less. An opportunity to different from the hundreds of max height and max coverage developments across the city.

It's like the doors are open and is already occupied. Kingsett is the ultimate buy low, upzone and, sell high fund manager that has made tens of billions flipping property to become one of the greatest real estate private equity funds in the world. IIRC, They haven't developed anything over 4 floors and, 900 St Clair, being co-developed with Canderel will be their first high rise development upon completion. The HPA design shouldn't be considered more than a placeholder at this stage. The form and density is what matters

STIRLYNG on Peel street. Probably the first residential building in Montreal build with terra-cotta since Le Linton. It's just been launch but is already UC, south of Sherbrooke, next to MAA condos.

Terracotta i(the colour and/or the material) is the perfect antidote to those blue/grey swaths of towers that inhabit so many citiies.

We have some terracotta underway in The Six (more in the pipeline)... but I'd still like to place an order for a baker's dozen of STIRLYNGs ... please have them shipped down the 401 in pieces and I'll assemble them here.

I've said before that the difference between New York and other skyscraper cities is that downtown & midtown don't just just have skyscrapers, they're made of skyscrapers.



That Montreal project is the sort of thing that could play a similar role. It's an excellent high-rise vernacular building. You could build 50 of them in various sizes and finishes all around downtown.

On the topic of the use of terracotta (colour and/or ceramic materials)... is the STIRLYNG both? That is to say, is the project to be clad in terracotta-coloured ... terracotta materials lol?

Glazed ceramic terracotta cladding obviously comes in many colours.

Here's a good example of what I'd call the “2 terracottas” (1. the actual ceramic material in white tones and 2. the rusty red terracotta colour coating aluminum etc.), Side by Side at The Well.

The south elevation of the arched podium on the left will be completely clad in glazed white architectural panels (see 2nd pic below). To its right is another podium that makes extensive use of terracotta-coloured fins as architectural details.
