It looks like something I saw from Vaughan City Centre.

I don't think its a bad spot for high rise residential. It's right beside where the Broadview extension will go; the main north/south street through East Harbour. There's parks nearby. Lake Shore Boulevard is planned to be further calmed from the high speed, high traffic street it currently is. (not sure where the traffic will go but, that's for another time)


I just don't see the city approving residential here.

But it's the city that wants residential there. 25,000 new residents to be exact. I even got some spam from the John Tory campaign on my IG this morning just talking about the new area and all of the housing that will be comin into place down there.

Yeah, apparently the plan for this district does allow residential but, is it to be kept to a minimum compared to creative usage. That's not likely to happen

First One ... fuck off ... not unexpected when you have a cool street like Elm and you allow one block to become a facade for a bland skyscraper. Octacular will love these.

Second One ... that is indeed a lot of arches. The podium base makes the tower look too chubby.

I like the Bloor one. A lot of arches, yes, but it's sort of fun and playful. The Elm one... no comment. I'm not even sure what I'm supposed to be looking at.

Since the revised Broadway Corridor plan came in to play a little over a month ago in Vancouver, the newest proposals are taking advantage of the increased densities and heights that are allowed. The Mt. Pleasant and Fairview neighbourhoods will see a lot of densification in the coming years leading up to the completion of the Skytrain expansion.


The 25 storey mass timber rental tower on Main and 4th.





















Phase 2 will include a second tower



Details:

210 total rental units;
168 market rental units;
42 below market rental units;
3,800 SF of retail space at grade;
A total density of 6.22 FSR;
A building height of 256 ft. with additional height for a rooftop amenity space;
No vehicle parking spaces and 377 bicycle parking spaces;
Mass timber construction; and
Retention of the existing building on the northern portion of the site.

Yeah that's one of the best mass timber designs I've seen.

It screams "I'm made of wood Gepetto... why aren't you?".

Interesting twist on subway tiles. Also nice that the tower's form starts at ground level than on a podium base.

I was wondering when we started allowing 25 story towers on Main south of downtown. Great to see the Broadway Plan is already bearing fruit.

I really like that mass timber tower but wonder how it will look on a dreary rainy Vancouver day. Wet wood can look a bit dark and runny.

Some very iffy designs lately from WZMH (designers of Scotia Plaza and Royal Bank Plaza back in ancient times), and finally a decent one. 479 residenital units and retail in 30 and 11 storey buildings.

This first phase of the 9 tower T.O.C community in Mimico, (37, 26 and 12 storey mixed-use towers, public space and a GO Transit hub) is finally in action with shoring and digging on part of the large site.
