They are at least asking for a different parking podium finish/screening, which was everyone's main concern.

Agree, this reminds me of what I would see in Chicago.

It's NOT the existence of parking podiums. It's the total disregard for integrating them into the buildings' designs. These developers should be FORCED to glass them in. No more of this "screening" crap. They will use the cheapest materials possible if they are allowed to do so. They do not care about how their design affects the aesthetics of our city.

Parking garages require air ventilation for exhaust and fire code reasons, hence they need to have a big degree of ventilation. I agree that the podiums should be ‘hidden’, as many buildings do a good job of incorporating it into the design. Some recent buildings look a bit trashy, like the MetLife building

I think we may want to incentivize 'living walls,' Yoo on the Park comes to mind as a great example.

There's a cost to closing a garage in, but it's done all the time with underground parking, and above ground too, like the BB&T building in Atlantic Station and even some of the old Novare stuff like ViewPoint.

It would be nice if zoning required full facades on garages. The way it's written now is better than it used to be, but still pretty loose. Some pedestals look fine in renderings, but when they're 8-10 stories high, they're all anyone can see from the street. Whole blocks end up looking dead even when there are 20-30 floors of offices and residences above them.

Edit: Just look at the difference between Icon and Atlantic House across the street. The one on the right is what we should require for all new construction. The market can obviously handle it.

Totally this.

You could also use carrot rather than stick. You could add in a 1 FAR bonus for having a fully finished facade for exposed parking garages, or a 2 FAR bonus by having an active facade covering the parking deck (such as Alexan on 8th or Modera Midtown). This would complement the existing 3 FAR bonus by having fully buried parking (which could possibly be bumped up to 4).

1180 Peachtree is an excellent example of how it can be done when the desire (and funding) is there. The lower 14+/- floors of the building are parking garage with the transition noticeable on the left edge of about 6 floors in the photo.

Not only does Viewpoint cover the garage, but there are also 12 condo units in the garage. These are very nice units with parking right next to them.

400 Bishop street filed a building permit today for foundation work. Anyone know the status of the proposal? It was originally going to be office, then in 2021 switched to multifamily. The building permit says multifamily but I'm not sure if this is the latest design:

Sorry, but it looks like it could be a Georgia State Government building in downtown Atlanta from the 1960s - aside from the currently trending balconies that were added.
There should be a bunch of government issued black MIB sedans rendered in the foreground.

Just look at it's stark presentation to the street.

I agree. Only a large entrance to the building. Nothing else. They need retail on the sides for street interaction.

I don't think the street level is accurate yet. The building is still in design, and they wouldn't be allowed to build the first floor as shown (at least the Spring street facing side). I really want to see the east and north elevations, but GA Tech is not sharing any info. It's a big flaw in the process that they don't have to go through DRC or NPUs.

Brick and mortar streetfront retail is dead unless it's grocery stores, walmart, and dollar stores. Web commerce is the present and future. Why would a developer build dead space except to satisfy an obsolete ordinance?
