Going to harp on this more.

We can see here that indeed they do intend to have that awful parking deck facade (mostly) on Spring street. If they would just cover the whole deck with the facade on the right corner, i think most people wouldnt mind this.

Although, Urbanize is reporting that the Atlanta Preservation Center is up in arms over the scale of this project.

It looks like a 1970s building rising out of a Wall-E style trash pile. Just awful, pass.

It appears the thin strip of land along Spring St may be a separate parcel similar to the office development with the billboards at 14th and Spring.

You might be right about that... there are 2 billboards there currently. It's a shame this building wont be able to address the street properly.

What the heck is going on on that little parcel between the proposed tower and the low rise apartments?

It looks like a bunch of old wooden garages. I guess it’s probably parking with zero lot line along the property line.

And? They live in a city. I've had construction all around me for several years
Luckily there are some rules, for example 7am-7pm working hours on construction sites.

Yeah, being in the middle of Midtown, I don't remember the last time I didn't hear construction noise. About time the north end joins the club

Planning permit filed today for a project at 839 - 857 Joseph E Boone.

The site is comprised of five vacant parcels facing Joseph E Boone Blvd. The project proposes four, three-story multifamily buildings and a micro-retail commercial building. The multifamily buildings are designed as a mix of 6Plex, 9Plex, and 12Plex building types with a mix of studio, 1-bedroom, 2-bedroom, and 3-bedroom units. The project proposes a total of 33 units. The project intends to offer workforce, for-rent product. The WFF is currently in the process of acquiring an additional parcel at 342 Paines Avenue. This lot is an unbuildable lot due to two underground utility lines traversing the entire lot (a sanitary sewer and a storm sewer). Because the lot is unbuildable on its own, its best use is to be consolidated with the Boone-fronting properties to provide parking for the redevelopment. By providing the parking lot on 342 Paines, the lots fronting Boone can achieve a higher density and thus greater affordability rates..

Planning permit filed for 220 Pearl st SE in Cabbagetown. Currently the Colgate mattress factory. Proposal is for the "Colgate Mattress Lofts."

The NRP Group is applying for a Special Administrative Permit (SAP) for proposed improvements to the site located at 220 Pearl Street. This SAP application proposes the development of a multifamily/apartment project containing an approximate total heated area of 257,562 square feet. The property currently is used for industrial use with an existing industrial building. This SAP application will cover the proposed improvement for parcel number 14 00200012001. The property was formerly zoned I-1 but was rezoned to MRC-3 (Z-22-028) and the property consists of 2.755 acres. The site has frontage on Pearl Street and Fulton Terrace. Existing improvements on the property consists of a one-story, 59,895 square foot retail building with paving, retaining walls and utilities. All existing improvements on the property will be demolished. The proposed multi-story building includes the following: • Parking Garage • 215 Residential Units

Midtown DRC response to 1450 W. Peachtree

1450 West Peachtree Street
10th Street Ventures with Blur Studios unveiled a new mixed-use development located on an L-shaped lot fronting the west side of West Peachtree St. and the south side of 19th St. adjacent to the historic Winnwood Apartment building. The proposed project is a 20-story tower with 171 residential units, 141 hotel rooms and ~29,000 SF of commercial uses, including a rooftop restaurant. Fronting West Peachtree St. is a 2,000 SF café and residential lobby as part of the adaptive reuse of the front portion of the existing 3-story ‘Mastermind’ building. Parking, trash, and loading services are all handled via 19th Street. The parking podium has 286 spaces extending up to level seven. The DRC appreciated the reuse of the Mastermind building and the complexity of the narrow site. However, committee members also expressed a variety of practical concerns:

DRC Recommendations:

Adhere to the minimum ten-foot (10’) setback, especially adjacent to the historic Winnwood Apartment building
Shift the parking podium away from the historic Winnwood Apartment building and use exterior finishes consistent with the tower’s architectural design, including screening that meets code
Completely screen the trash and loading areas and show turning radii to confirm proper access from 19th Street
Reconfigure the 19th Street streetscape to transition to the east existing sidewalk and west proposed sidewalk in line with Midtown streetscape standards
Add windows and signage for the café to improve the street presence and bring natural light into this small space. Relocate the outdoor dining to be adjacent to the café by exchanging it with the location for transformers. This will expand the area for café patrons and create an essential indoor-outdoor connection for this business.

Next Steps: The committee requested that the applicant provide updated plans in a follow-up presentation at a future DRC meeting.

Do we know if the Colgate Mattress Lofts and the adjacent Toll Brothers development will share that driveway/fire lane? It would be such a shame if they didn't coordinate and help break up that super-block.

These are some weak recommendations. I know the DRC has no legal authority to regulate architectural design (although that hasn't ever stopped them), but can't they at least recommend something not so ugly?
