Interesting stuff! Thanks.

Looks like there are a number of potential projects -- large and smaller -- that haven't been noted here before.

Includes the two mentioned, as well as:
- 115-121 PARK ST S, 120-122 CHARLES ST AND 6 HURST ST (23 storey multiple dwelling that incorporates portions of the existing four storey buildings on site)
- 36-46 DUKE ST, 43-47 BOLD ST (To remove the existing five residential apartment bldgs and develop two towers, 27 and 29 storys in height connected for a 4 storey podium, for a total of 655 dwellings.)
- 211 JOHN STREET S (To construct a mixed use development consisting of a 14 storey building with 354 dwelling units, 929 sqm of retail and 254 parking spaces, and a 27 storey building with 415 dwelling units and 208 parking spaces.)
- 175 JOHN ST N (To demolish current structure and construct an 18-storey multiple dwelling building with 128 units and underground parking garage with 77 parking spaces.)

Isn't 211 John Street South the Corktown plaza redevelopment?

Also I recall seeing a while back that soil samples were being done on that lot at 73 John Street North.

You're right. I looked for 211 on this site and didn't see anything, but it would have been under Corktown.

32-36 John Street North and 77 King William Street also jump out at me. 21 stories and 17 Stories respectively.

I reviewed the 175 John Street file, it was literally a box design to trigger as many negative staff comments as possible - they want to determine what they could potentially do. No plans to resubmit as of March 2022.

The Duke Street file is over five years old, the Charles Street is over three years old. They received their staff comments and have not resubmitted.

I always ask for data I can give via FOI to be made public. The staff were on board a few years ago. The FC data has always been up to date.

FC files are hit and miss. Some are detailed early proposals, others are hand drawn boxes to trigger comments before doing detailed design work.

From 2016 and 2019. They've gone nowhere. The zoning is Parks / Open Space. Development applications are about trying to determine the value of the land.

Yea I wouldn't give too much credence to the proposals from 2016 for example. If they submitted an FC more than 1-2 years ago they are not going to move beyond that. I'm mostly interested in the 2022 submissions

What does FC mean?

Already found a few interesting ones:

73 Hughson St N: 30 storey mixed use with 4 storey podium, 330 residential and 124 parking spaces

89 Park St N: 30 storey with 5 story's podium, 693 residential and 393 parking spaces

This might be part of an ongoing disclosure through and FOI from Joey Coleman from a few years ago. FCs don't really mean too much though as it just means that they owner has requested to speak with the city about a potential application to reduce risk of denial.
Both of these are new files. I have not yet received the summary in the routine disclosures - which have stopped during the election period.

This is why supporting open data is good journalistic practice -- the data feed continue. This is all public information, you literally have the right to walk into City Hall and ask for any Planning Act application or submission.

Just making sure I'm not missing anything on this tool, there's no way to tell who the proponents are at the FC stage, is there?

Feel free! Perhaps I will start a few that seem possible. Also wanted to mention the DRP information is up if anyone wants to creat threads. I will if nobody else does, but I like the first post to have as much info as possible, and didn't have time after work.

  • 1936 Rymal Rd E - Apartments - $16 million - no idea what project this is - the address listed does not appear to be assigned to any parcels.. Huge permit value though. There is a 5-storey condo proposed at 1912 Rymal Rd E - Perhaps it's that?
  • 75 James St S - Multiple Dwelling - $40 Million - Construction permit for 75 James!
  • 110 West 27th St - Church Addition - $1 million
  • 430 Cannon St E - Medical Offices - $11.6 million - This is the new Hamilton Urban Core facility
  • 101 Osler Rd - Service Building - $1.8 million - I believe this is for a new Mr Lube type place
  • 461 Green Rd - Apartments, Excavation and Shoring - $1 million - this is odd as shoring and excavation is almost complete here already (Muse Condos)

I've heard other rumours as well, some a lot crazier than what is there. I think the reality is that nobody really knows and we'll have to see what Clark says on Tuesday.

A lot of the measures listed there like no 3rd party appeals, higher requirements for SPA, etc. are interesting, and probably positive. Others, like nuking the Growth Plan, are probably more questionable. Reduced CA authority also addresses a real problem, but I'm not sure eliminating their authority entirely is the right route to fix it.. we'll have to see what that actually entails. CAs for a long time have been hugely problematic for development since there is no appeal process - whatever the CA planner on a development file says *must* go, and you don't get approval without satisfying them. CAs are asking for some pretty crazy things these days as a result, like 30m buffers from features, not permitting any substantial tree clearing, etc. Things that really aren't necessary for floodplain protection or even environmental protection but can sink entire developments as a result, and which can substantially lower greenfield development densities, going against basically every other planning principle.

Hamilton right now for example requires site plan approval for residential dwellings in the Beaches and in Ancaster, even for just single detached dwellings. It's a fairly quick and simple process compared to a normal site plan approval process for a large apartment building or industrial building, but it's still slow and cumbersome. Those requirements would likely have to be dropped based on the information in that thread.

One thing is for sure relating to Hamilton - The MMAH will be forcing an urban boundary expansion.


Municipalities will be pissed if there are more changes to parkland dedication, they all just had to meet the July 1 deadline for approving new parkland by-laws for changes to it that the PCs made a few years ago...

With no third party appeals, does that mean groups like the Strathcona Shadow Dwellers can no longer oppose new developments just because they don't like them?

they could oppose an application by trying to depute at council, but it would remove their ability to appeal a council approval to the OLT.
