It’s almost shocking how quickly services are shifting from downtown to Ward 3.

Reading the Spec article, it actually sounds more like they are completely ceasing operation, not moving. They didn't get the government funding they were expecting, and simply can't operate.

I agree though, all of these shelters either closing or moving seems planned. I guess the city really does have a different vision for the area with all the developments. Can't blame them. Placing all these shelters in such close proximity was never a good idea.

2900 King St W in Stoney Creek, which we have already seen
160 King St E - this is the building beside Effort Square on King. It's apparently owned by the Philpott Church, which I believe also owns the adjacent parking lots. My bet is that this will be a renovation for their new church.
215-217 King St West - this is the Max Foodmart on the southwest corner of King and Caroline. Another tower perhaps to join the already dense corner?

They are demolishing 164 and 166 King St E and expanding the church. This was reviewed during one of the Heritage Committee Meetings a month or two ago.

So the 215-217 site is by API Consultants which did a number of projects for Vranich, so maybe another one. Would be good to pull in the Tim's property regardless.

Just the Max Foodmart site is only around 760sm in area.. it's not really big enough for a tower. So here's hoping it includes Tims as well. We'll have to see in a few days when the presentations get posted.

I sure hope so, such a waste of prime property. Would love to see that streetwall continue west.

I drive around Hamilton all day everyday and it is amazing to see just how much construction there is going on. This city is changing at a rapid rate and I wouldn't be surprised if we become the Vancouver of Ontario. We do have the beautiful natural setting everywhere you look and now all the towers and people moving downtown ! Would be very interesting if someone could do a drone fly over the core

Imminent construction starts (i.e. likely in the next 3-6 months):

1. Apex Condos (Queen/Main)
2. Television City (Jackson/Caroline)
3. Design District (Wilson/John)
4. Radio Arts (King/Caroline)

5. 213 King maybe? (King/Caroline) - who knows with Vranich on this one

Others in the nearish future (12-18 months) for construction start likely include:

1. Corktown Condos (John/Young)
2. 71 Rebecca (John/Rebecca)
3. The Connelly maybe? (James/Jackson) - new owners apparently paid an above market rate for the site as it's basically ready to go for construction
4. The Moderne (King/Catherine)

Radio Arts is starting in November, that's confirmed. Design District is likely starting in the next month as well.

Given the way projects here are picking up, I would like to pose a very open-ended question to others; What regions do we see as our direct competitors in the GTHA market right now? As in, where else are potential buyers looking when Hamilton is in the cards? My first guess would be Kitchener-Waterloo, York Region (Markham/Richmond Hill/Vaughan) and Mississauga, but perhaps also suburban Toronto (particularly Scarborough and other relatively affordable areas), if not Toronto itself to some degree. I base that assumption on factors like 'urbanity'/urban amenities, cost and proximity to downtown Toronto. This can hopefully help us understand why development volume is so high now, particularly relative to other areas of similar size. From there we can better gauge how many projects will actually start moving. I think it's a combination of the factors I mentioned, but I am curious as to what Hamilton offers to out-of-towners, considering those are realistically the ones buying condos downtown (or elsewhere) right now.

Hamilton has the fourth most dense downtown core in Canada. Toronto, Montreal, Vancouver, then Hamilton. Hamilton has the urban appeal that KW, Mississauga, Etobicoke, Richmond Hill etc simply do not have. Whenever you're in one of those places, you don't really feel like you're in a real city. You're just in a suburbia, with some fake 'downtown'. Even KW doesn't give me a real city vibe. It has a tiny little core, surrounded by suburban sprawl. Hamilton and Toronto are the only places that give you that feel in Southern Ontario.

Once the condo towers really start popping up, and loads more high earning people move in to support the neighbourhoods (commercial, bars, restaurants, etc), Hamilton will be a real destination and probably one of Canada's top cities for culture.

London gives you that urban feel too albeit inferior to Hamilton. Probably a dozen or more 15+ storey condos will be complete before next census. How many people do you reckon these projects will add to the core before 2026? 3,500 to 5,000?

To answer the question brought up by mikevbar1, Hamilton's competition is alternatives to expensive GTA/Toronto. KWC, Brantford, St. Catharines imo.
