it's actually a handy mall, nothing exciting about it but has a good variety of shops inside.

This is very interesting as they are unrelated brands both owned by Paterson but from what i have been told 100% unrelated. I wonder if Buylow group was bought by Overwaitea and we will see all of them turn into save ons or pricemarts

They appear to have reorganized; Pattison Food Group is now the overall division withing the Jim Pattison Group, and there are now ten food 'banners' and Everything Wine. They used to have rival divisions, with the banners split between them.

They have their big new Nester's just across the street, so Save-On makes sense as the Kingsgate banner. I wonder if there aren't redevelopment plans coming for the Main Street Save-On store with the surface parking a little further south. If there is only a short lease left, they may not stay there.

That is a weird little "mall" and ripe for redevelopment I think. It's not very efficient, or very busy.

That Save-on-Foods is pretty convenient because it has free parking, and it's just a few blocks from the No Frills on Broadway (which you access from 12th these days). Easy to combine trips. I guess the Kingsgate location is just as close.

Looks like it just won't be tiny townhouses

The Broadway Plan contains nine large and unique development sites, many of which are institutional campuses. These sites (shown in Figure 4) include:
• Vancouver Community College
• Great Northern Way Campus
• Mount St. Joseph’s Hospital
• CentrePoint Mall (at Main St. and 14th Ave.)
• Kingsgate Mall
• Civic District (City Hall)
• St. Mary’s Ukrainian Church
• Vancouver General Hospital
• BC Cancer Centre

While they are all different in terms of size, location and current use, through redevelopment over the life of the Plan these sites offer significant potential for the provision of new housing and job space, city and community-serving institutional uses, public amenities, and parks and open spaces. The Broadway Plan provides high level policy direction for each of these sites, noting that they will need to be planned in more detail at the implementation stage either through an enhanced rezoning process, or the preparation of a Policy Statement followed by rezoning.

I'm not commenting on the planning aspects, I'm just saying it's convenient.

Remember - convenience is often the root of environmental waste

Most places have pay parking but will reimburse you. Whole Foods on Cambie you only need to spend $10 on groceries.

I wonder how much Nester's at Broadway and Kingsway has impacted their business, it's a nice, open, clean store.

We need another Independent density building on that site.

I shop the sales. Parking reimbursement only works if they have what you want in stock.

I could see a building as tall as The Independent on that site.

Now you are also on the bandwagon of having tall mixed-use towers with large retail podiums? A mall to replace another aging mall isn't out of the question here, despite continuous opposition from Nimbys.

The City forces large retail podiums, many of which remain empty years after construction. Having a single space for a new Save on Foods would be great.

Having a dozen small CRUs nobody can use would not.

Malls are in decline in general.
