Rumor has it they plan to demolish Star Bar. I hope this is not true. Everyone in Little 5 Points is fighting this. This is horrible. Leave Star Bar alone!!!!! There are plenty of other places to build something like this. Hopefully they leave Star Bar alone.

I'm very in support of the L5P development. I still want to see some more details (e.g. facades, street engagement) but the developer at least is talking the talk:

Specific plans are still being formulated, but development heads say the overarching goal is to energize the corner with new and existing retail, eliminate its surface parking, preserve the largest building in the neighborhood, and promote the ability for people to live in L5P without a car.
The development team plans to preserve that building and replace parking lots and smaller, underused spaces around it with a mix of housing, to include “attainably priced micro units and walk-up apartments that engage the street.” Shared parking for current and future tenants would be mostly hidden underground, and the cost of parking would be “unbundled from apartment rents so that residents have the option to live without the costs associated with car ownership,” according to an announcement provided to Urbanize Atlanta.
"Third & Urban is looking at creative ways to keep Star Bar here as part of the neighborhood, and we're continuing to have conversations with them about potential options. We would like for them to stay.”

Lot of action in planning permits! Anybody know more about the two big developments in downtown?

Planning permit filed for 117 Peachtree by Kimley-Horn. 350 residential units and 37,000 sf of retail across from the Fulton County building.

Planning permit filed for 76 Forsyth by Newport. 306 residential units and 33,000 sf of retail.

Planning permit filed to convert the Red Roof Inn on Parkway/Boulevard into "the Darwin."

Planning permit filed for 13 townhomes at 402 Mcdonough SE.

Planning permit filed for 4 townhomes at 1099 North.

Planning permit filed for 505 Englewood for "21,527 square feet of urban-style two-story retail space."

Planning permit filed for 840 Woodrow St SW. "The Property will be redeveloped into approximately 301 flats, 25 townhomes, and 20,500 square feet of commercial retail space."

Planning permit filed for 950 West Marietta for "developed into approximately 330 rental units, and 250,000 square feet of additional non-residential space."

No kidding that's a lot going on. Downtown is getting exactly what it needs and that's exciting. I can't wait for more details on the Newport project.

I've seen the plans. One word...spectacular.

It's as if somebody dropped the highest quality modern European design into a US city - all built around restored historic buildings. The density is also very high without resorting to unnecessary towers.

The area south of Five Points is about to become the only part of Atlanta that's truly "world class." OK, maybe the New City project by O4W park deserves that too, but everything else is so mediocre in terms of urbanism and design.

I'm speechless.

With centennial yards and Newports hotel row and mitchell street project in the works, i have been so excited for downtown. And to hear that Newport will be extending their development beyond hotel row is the cherry on top.

Are you able to share the scale of the project or when we might hear something official?

Thanks! It looks great. I'm glad to see the project will encompass both of those blocks. So many wonderful old buildings with nice facades sitting there unused or underutilized. I'm hoping this drives other developers to start working on all of those empty blocks filled with dilapidated buildings or surface parking to the south of this project. The area has so much going for it, it just needs some money infused into it and people.

Also, the new towers in the renderings look to have nice building materials.

Bisnow and Urbanize reporting on a new 15 story mixed-use development in north Midtown.



First, i will say what i like about this building. I weirdly like the general look of the building. It gives me Tokyo vibes. I also like that they are preserving the "Mastermind" building. And the greenery (holding my breath) is a nice touch.

What I do not like are as follows:

• Parking deck
• Parking deck
• PARKING DECK

Midtown Alliance has got to push back and make them cover that deck up.

Nice but the rendering looks like someone designed it in Minecraft. Good heft and density though. That stairwell looks like a thrill ride.

2. Site constraints force parking to look like this.
3. Zoning doesn't require this to be hidden from this view. It's exposed on the property line side. Not to the street, which is what zoning requires.

Just realized, the building inside the L is historic, so it won't be redeveloped. Zoning still doesn't require this side to be shielded in any meaningful way. I'd like to know what the Spring Street side looks like. We'll never see this building from this angle, so this rendering is useless.

Do we know that it's NOT exposed along Spring? I can't tell.

I agree that there's no need to screen parking facing an internal lot line.

Yeah this appears to be still at the conceptual stage of the design but I do like the overall idea. It'll be interesting to see what they actually present to the DRC down the road.

1. I didn't say there shouldn't be a parking deck.
2. I didn't even criticize the shape of the deck. I said they should put a better screening on it.
3. You will definitely be able to see the deck from W Peachtree. The old Winnwood Apartments are only two floors above ground level.
