Completely agree... but given the city is building 50 times more mid-rises than skyscrapers, its had a lot of practise lol.

(trivia: there are more than 4 dozen under construction, approved and proposed mid-rises on Kingston Road (on top of whatever is built), from Woodbine Avenue east to Morningside.

There were 74, 6 to 11 storey mid rises under construction at the start of the year. At the same time, there were 96, 30+ storey towers under construction. 121 buildings in the 12 to 29 range. Those are some skyscraper heavy numbers.

3 buildings over 6 storeys under construction on Kingston Road at the time .

The resubmission contains revisions at grade including facade retention of a portion of the Girl Guides of Canada Headquarters (built in 1962), the existing forecourt and ceremonial steps. The towers don’t appear to have had any changes.

A significant office proposal along Broadway is getting closer to becoming a reality. The building is now vacant, and waiting demolition. It'll be a solid addition to the area.

The docs are up and wow… heritage-surrounded Lombard Plaza, gorgeous material sample boards and two (facing) 31 metre high wall paintings to be curated for a towering mid-block connection lane.

The submitted images are large files, so I’ll just bring two forward (until UT serves up the jpeg versions ;-).

This is a street that has been developed with 12 to 15 storey towers (except for a 30 storey tower facing Yonge) since the turn of the century. Now, the few remaining mid block sites are being proposed for 40 storeys and not in a Vancouverism form but, a high coverage tower on a large base. It doesn't make any sense in so many ways.

Pretty wild (and cool) proposal for Mississauga. 5 mixed-use towers at 34, 39, 43, 43, & 46 storeys.

Nick-named “The 15 Minute City": will have direct access to regional transit, rapid bus and possibly a future LRT (still too bad these couldn’t be nearer the lake* in Brightwater/Port Credit… we can save a spot for them in T-Dot along the eastern waterfront ;-).

The location is dead centre far right of that pic.. just north of the school and up against Hurontario st. and just south of that longer linear GO train parking lot.

Isn't this site a pancake? What's with the stairs? Nice layout. Pretty but not terribly adaptable plaza as shown in the renderings. It's unclear how it connects (if at all) with the GO station. It's just another big block condo development if it doesn't. I'm pessimistic on the finishes which is make or break for the look.

The site is actually not flat, the parking lot half is graded at least 3m higher than the half that fronts Hillcrest. Love seeing another under-utilized space get filled in with towers.

Okay. so the steps have some purpose. In regards to fit and finsih, it's simply that Mississauga has yet to deliver a projects with that level of fit and finish.

Huh? If this is about not giving an opinion it is because I have already given it at least once for the many times it's being posted before. Since you're my bro ... I like the simplicity of the facade and that there's no black among the white. I find its massing overweight. I also don't believe that the simplicity of the facade will survive without spandrel glass panels.

I really enjoy the 33 Hillcrest proposal. The colours make the tower look like wood although I can't tell if it actually is or if it'll be some type of metal. Either way it looks cool. The only small change I would make is for the "holes" where the balcony wrap-around is interrupted, I wish they were inset by a couple metres or at least simulated as such using tinted curtain wall. The clear window wall is sort of distracting. Still really good but that would take it from good to great.

Indeed. the sheer curtainwall sections are unlikely to remain a structural curtainwall in the final version. The big holes may be better if they had the approach of the little holes continuing the spandrel (i would guess panels with a stucco finish than aluminum or glass) to vision glass pattern.

I don't think you will ever be satisfied by any Mississauga development. Maybe it should be in Toronto.. the exact same design, but a Toronto address and you'd like it better.

The renderings for 33 Hillcrest spike my curiousity in terms of how the siteplan lines up with the block being developed. While I'm glad to see this area of the city finally rejuvenated, I'm wondering how this will turn out later on. I expect some value engineering or redesigns, partially due to city concerns/some neighbourhood pushback.


100 Lombard seems like a bloated project by it's massing, and while it might not be a sore thumb in 15 years, it'll still be a large tower regardless...it's not a small floorplate.

EDITED TO ADD: lol... ten minutes after my complaint below was posted, UT is back up and running (proof that the "squeaky wheel..." Haven't heard for Rogers though).


Was going to comment on 33 Hilcrest after reviewing the renders once more... but the UrbanToronto website is down again (twice in a week and the reason no pics above).

UT is now neck and neck with Rogers* in the black-out race

*Btw Rogers has still not credited me with my $4.95 rebate ...or whatever the value is they put on destroying the independent businesses/contractors who couldn't deliver client work for up to 2 days.

433 Front Street West worries me. The Well is a really great office tower, and the condo's are pretty high quality. I hope they don't get blocked by some generic glass condos. At the very least I hope they follow the new trend of stone and concrete.

If you read my first post about this, the architect is rumoured to be a celebrated Piano maker (we'll see... either way The Well's office tower would lose a big chunk of its south views).
