I mean yeah Claridge hasn't been perfect but this plan is separate to the rest of Lebreton so it won't be hindered by any slowdowns of the rest of the area. Their plan actually looks decent with decent mixed use and variations in height. If they can somehow force a swing to that 45 floor building to come back with a plethora of street level retail / services, then Lebreton East will be a success, especially because the towers actually have a good potential to come out looking decent. This and that 60 floor building on Carling are two Claridge projects I hope they get started on ASAP because they will definitely change our skyline very fast.

I know what you mean. I'm just trying not to lump on everything all the time. I'm just saying CP above the podiums are passable. Moon is decent .. and Royale so far is possibly better. Claridge seems to be upping their game. That tracks with most human beings. I do better work than I did 20 years ago.

My friends know me as that guy who walks around downtown yelling at buildings and inanimate structures. Despite my irrational anger I do try to see the upside if I can.

Passable. Yeah, that's more like it!

They have improved. But like Pinnacle at Laurier and Lyon was better than most of their projects, even if it was built 15 odd years ago. Kind of a stand out for them, design wise IMO.

I dont understand this project! are they building 1 or both towers? The base seem bigger than 1 tower but also not enough for both towers.

I can't figure that out either. Claridge projects seem to have the most play in Ottawa between 'Approval' and 'Built' though, the public doesn't get in on the last minute changes.

That's a theory, but doesn't offer any clarity.

Hey! So Claridge proposed for the current site TWO 5 storey podiums one with 25 floors and the other with 30 above. I think people are confusing the 45 storey from another phase of the eventual "Claridge Vision" for LeBreton Flats.

From Their Site Plan Application in 2020

I don't think anyone is wondering about the 45 story building. It looks like they are digging out the garage underneath the 30 story building and the road access between the the 30 story and the 25 story, but not even starting the 25 story.

My confusion is more wether or not Claridge is phasing in two the construction of the 25 and 30 stories building or building the whole thing at the same time. its hard to tell from what we can see so far.

hmmm not sure how to reply to two people... so this is to both of you.. [and thanks for the welcome!] [images still dont work for me] Yeah I'm confused now. Based on their site plan application including architectural plans the podiums should be connected underground with a connected parking structure. the plans are not matching reality atm. On page 5 of the plan below you will see that

http://webcast.ottawa.ca/plan/All_Image%...tural%20Package%20-%20D07-12-20-0074.PDF

Seems they just cut off the parking in-between gridlines 7 and 8

Welcome! If you want to insert an image, upload to IMGUR, copy the URL from the image you upload then insert that into the IMG section (it's the mountain yellow icon).

Thanks for the design brief, I forgot about that and gave a good refresh of their plan. Like I said, I think this plan is one of their better ones but I do wish they had more retail:

7800 sq ft in retail only BUT it does have:
- 4150 sq ft (roughly) for daycare, and
- 110,000 sq ft for amenities (could mean gym or something along those lines, which would be needed in the area).

Two 25 floor towers, two 30 floor towers, and one 45 floor tower. I wish they can bump up one of the 30 floors to 35 (or 40) and the 45 to 55 but that's just my wishful thinking lol.

The Aqueduct Park inclusion is good greenspace beside those towers too.

I suggest Flickr over Imgur because a lot of us have Imgur blocked at our workplaces. I know some (maybe all) federal departments have Imgur blocked. Also, Flickr has really great options for controlling the resolution of your share

To reply to two people, the only way is to "Quote" the first, copy the "Quote", back track, "Quote" the second, and copy the first "Quote".

Need an account with Flickr though, right? I used to use Imgur, but I find it lost it's user friendliness. Now I use Postimages. Don't know if that has the same visibility problem at many workplaces.

This is also my conclusion. I find it strange that they wouldn't have at least excavated all the way up to Fleet st. though and built the entire garage in one go even if both towers were built separately. It's not like they don't have a pile of space around to use as a staging area. Lloyd st. wouldn't be used by anyone but them at the moment.

Seems like a bean counter issue to save a few bucks at the expense of everyone who moves into the first tower. At least Moon and Royale are getting built sensibly. Although I suspect that's because it's a busier area and the city wouldn't want a protracted project there? Especially Royale.

I use Flickr. It has 1000 images and seemingly unlimited albums with the free account. You can also do some basic editing right there in the browser and as someone else pointed out it's very easy to re-size when sharing the link here.

It seems this site is similar to 'WE2' across the way in Quebexico, where they are building the 13 story building right before they dig out the 26 story tower on the same lot. I understand building in phases on the same lot back to back, like they are at 400 Albert, because a second developer bought in for the third tower there, but I do find it unpalatable to build single developer rentals in this fashion. Getting a few hundred people in paid leases as fast as possible, and letting them suffer the pain of having the next few hundred people's place being built a few feet away...

Agreed, is it that far out of left base to say they may have just cancelled the northern portion of the garage.
Looks like they would loose out on around 71 parking spaces.
They have no minimum requirement due to the proximity to the LRT station and being downtown.

Also another cool fact: Within the bylaw exception for this property, there's requirement that there is at least 1 bike parking spot per unit. Love to see it!

Anyone know how they did it at Minto Place and Constitution Square? Did they phase in the garage with the towers or completed the garage in the first phase and added towers later?

I know they built the entire World Exchange garage in one shot, though that may have been an NCC requirement.

Or if we look at residential, how were Claridge Plazas and Tribeca done?
