it should be underutilized. the area is unique among Canada. not many places do you get properties like close to the city centre. i think it should keep its context as what it has traditionally been.

is a coach house able to be a separate unit, though? i don't consider a coach house a laneway house.

coach houses traditionally don't get their own address whereas a laneway house does.

it really is not... You can find something like it in any post-car era city development. There is a neighbourhood just like shaughnessey in every major city in North America. Name me a city, and I'll name the neighbourhood. No joke. I do have to admit though that Shaughnessy's architecture is subpar, and emptier than other north American counterparts.

Shaughnessey is only impressive for people who don't travel. Or people who live there and think they are special, though this crowd too is ubiquitous in every city. I've come to believe it's standard practice for people trying to justify the social status that they never earned.

It should be utilized much more. The area is unique among Canada. Not many places do you get properties this close to the city centre. I think people should be allowed to use these properties for economically and socially valuable purposes.

Thank you for the detailed update.

I really want 510-532 East Broadway to have the existing house and The Lido stay as is with the little garden patio and be built around by a 12-storey timber building. A girl can dream.

A lot of interesting history behind The Lido. Now it’s a good cultural amenity that hosts live acts on the week-end. Spaces like these need to be protected from development.

2010 Balaclava - Development Permit Board

Quote:
It looked bleak for this Moderate Income Rental Home building at the Development Permit Board, as even city staff felt it hadn’t met council’s demand for architectural excellence. Of course, there were those who continued to insist its rezoning was also an error.

All 5 public speakers voiced opposition, including a former lead planner for the Metro Vancouver Regional Growth Strategy. They stated there are a lot of “traditional Nimbys” in Kitsilano, but agreed 2 floors should be cutback, even if it eliminated the more affordable homes.

That won’t be happening, as at the city’s request, the design team toured the neighbourhood, & has now put forward a fourth concept. With an abundance of landscaping, brickwork, as well as siding, it was felt these homes were now on the right track, & were ultimately approved.

Absolutely insane that such a modest and contextually apt building has taken so long to get approved

Yes and it’s ugly as hell! Holly shit just pick one material (not fibre cement) to clad the exterior!

Gawd I feel bad for EKISTICS. The original looked so nice. Feel worse for the current tenants stuck in limbo, BUT the longer the stay the more money they'll get upon move-out as tenant policies I think changed since the application.

2062-2092 E Broadway – Midnight

A Lesson From An Urban Legend Opens The Door To A Family Friendly Eco-system

2062-2092 E Broadway – Midnight
When this Urban Design Panel review took place earlier this year, most present were feeling the effects of the vaccine, and probably would have preferred to be resting instead. I imagine it didn’t help that this proposal is for a simple six-floor strata building, which several didn’t even feel needed to be examined. As one put it, the surrounding context didn’t really matter, as this form was fast becoming the new normal around the Commercial-Broadway SkyTrain Station.

Still, as it’s the “first kid on the block,” or at least on this specific one, the majority felt it was important to get things right, even if the Grandview-Woodland Community Plan made that tough to do (pg 123). Its requirement for a “crazy” bilateral three on three floor form was criticized as “super uncomfortable,” as two stories atop of four was much better. They acknowledged this wasn’t the applicant’s responsibility to bear, which led them to make a desperate plea.

From the deepest West Side:

Looks like this relatively new apartment building (70s, 80s?) at 43rd and West Blvd will be replaced by something called "Chloe" which will be Parisienne inspired. I assume the old building is a co-op as there is no mention of rental unit replacement in the new building.

High end condos from Magnum Projects. I think the delayed for public sale during the Spring slump. I think most units are sold already?

Chloe is at W47th and East Boulevard. The sales centre is at W43rd. The developer is Matchpoint (lead by Vicky Zheng). The renders suggest it will have 45 units in 4 storeys with retail on the main floor.

What does that even mean? I see an attractive medium density building with main floor commercial. It's the same built form as the 2019 glass and panel board building across the street, except it's more attractive IMO.

It blends in nicely with the Stanton next door, and markedly different from Sterling down the road - which is very banal looking for the area.
