Highlighting the more underrated building boom going on outside the downtown core in the lower mission/pandosy area. Moving south to north:

Aqua (Mission Group): boat storage facility rising quickly, tower 1 foundation in behind



Hiawatha development (Westcorp): mid rises well underway, next phase includes the tower.



Green Square (Troika):



Caban (Cressey Developments/ 6 stories): site prep well underway



Movala (Stober Group/15 stories): site prep complete, foundation well underway and expect crane to rise any day now.

Anybody know what is going on with the hotel under construction at St.Paul and Clement? It looks like no progress has been made for at least a couple months now.

Below is the project. Construction should begin again soon. According to the active building permit map the project only has a footing and foundation permit issued. They should be getting their building permit for the rest of the building in the near future.

There has been some development but the general vibe of that town is that they are still very stuck in the past. I'm actually curious what would happen if Tolko decided to move away. Being the only major employer, should the company decide to relocate its head office or close their Armstrong lumber facility that would spell disaster for the town. There is virtually no other industry there.

I think, at least for the medium term, Tolko is there to stay as they only built their new headquarters in Vernon within the last 10 years or so. They do also have a regional BC Hydro office and the Kal Tire headquarters which employs a lot of people along with the ski hill and the airport, which has some healthy manufacturing/maintenance industry there. It is definitely a comparatively sleepy town compared to Kelowna, but there are at least finally some plans to develop the waterfront on Okanagan lake near Kin Beach, so maybe things are starting to change. This development in particular looks promising:

I was in Kelowna last week. Stayed at my sisters place in West Kelowna. It took me one hour to get from Gellatly road to the bridge. Which, if you know Kelowna, is only about 7 or 8 km. The traffic is absolutely ridiculous.

Did you take Boucherie Road or the highway? The locals usually know to avoid the highway, unless we have to cross the lake then it's sort of inevtiable.

Yep, and apparently the provinces only plans on the table are adding a sixth lane to the bridge (D- idea) or turning the fifth lane into a counter flow lane… (F idea).
