Yes. I know for a fact that building #1 (the one to the north of the property will be built first. Campbell Auto will not have to be removed right away, but presumably will be gone next year when they start building #2.

Here I've elected to try and create more of a pedestrian-oriented feel along Canada Street heading toward the Avenir Centre, while maintaining an open parking area for the train station. Shoppers would relocate into the base of one of the new buildings, but otherwise this doesn't really involve much disruption to existing retailers.

Keep in mind that Crombie/Sobeys also owns the Terminal Plaza property next door, so they would be quite capable of acting on this concept. Just a matter of whether or not they have a compatible vision for the site...
Good post. I agree 100%.

If you go into Ashford Facebook page, they have a drone photo of the area they dug out, we can see exactly where building 1 is going. You can also find a lot of photos of their developments current going on in the city.

Love this. Also, I would like to add that in most European and Asian cities, the train station is at the very heart of a walkable downtown, with shops and services clustered around. I don't know if rail transit is ever going to make a comeback here, but at least with intercity bus service centred there, it makes sense to have a pedestrian-oriented development to cater to transit users.

Should we be worried that the Vaughn Harvey/Main St project hasn’t been on planing advisory yet?

I don’t think so. The fact that existing buildings on the lots were already demolished and that the city sold them part of the ROW, typically means they’re pretty serious.

I agree. Sometimes with significant projects that the city considers of great importance, a lot of collaborative planning work occurs behind the scenes prior to the PAC approval process, to the point that this becomes simply an exercise in "rubber stamping".

A case in point is the Three Sisters, where shovels were in the ground literally only a month after the PAC meeting, and the tower crane appeared only a month after that. There's no way this could have happened unless the proponent was virtually guaranteed of approval.

Current status of the Ashford Living building at Highfield/Campbell

Photo obtained at Ashford Living's Facebook page.

Personal note - the city really needs to upgrade the street lighting along this section of Highfield Street. I find this street very dark at night, which is really inexcusable since this is a main pedestrian route to the Avenir Centre, and there is a major hotel located on the street. It is a safety issue. The city can do much better..........

Excellent news about the Flatiron Building.

I thought I saw some activity around the site the other day.

The Flatiron is easily one of the quirkiest and most iconic (if small) buildings in the downtown core. It gives me great joy to see that it is being saved.

The proponent had also been interested in the Subway Block next door, but I have heard nothing new regarding this building in the last several months. I hope he is able to purchase this building too, and renovate and repurpose this as well.

If both of these buildings can be saved, this would fill a massive hole in the middle of our downtown core, right next to the walkway under the CNR subway. The changes to the character and appeal of the core would be huge, and would connect the downtown east and west ends in a truly seamless manner.

CTV article regarding the Flat Iron Building indicates the developer expects it's fate will be either as a barber shop or hairdressing salon.

Upper floor office conversion is also probable. The location of this building impinging on the CNR ROW prevents certain uses (especially residential).

La Factrie Espresso Bar has opened at 34 Albert Street in downtown Moncton.

Looks interesting. The location might be a little challenging in the short term (off the beaten track, and almost directly across the street from the homeless shelter), but, I have strong suspicions that Albert is on the road to better times in the future being anchored at one end by the Three Sisters, and at the other end by the new Codiac RCMP headquarters. I suspect quality infill along this street will gradually happen.

I wish them well...........

Investments For Underground Infrastructure In Downtown Moncton
Developers are going underground in Moncton’s downtown core.

$21 million is being invested from three levels of government for improvements including upgraded storm sewers, and the relocation of aerial and electrical lines

Lutz, Robinson & Westmorland streets. This basically covers all of downtown south of Main Street between the Three Sisters development and The Ashford lands behind Assumption Place.

Another indication of major plans afoot???

The three levels of government are certainly ponying up their share of the necessary infrastructure to allow for development of this area.

I predict this section of the city will be unrecognizable in 20 years time. The government wouldn't be making this investment to support the existing surface parking in the area. There is most definitely something major in the offing.

It will be amazing to see those three streets getting a facelift. I imagine they will be brighter, better sidewalks, lighting and they will lose that dirty look they currently have.

The burying of the power lines alone will clean up this area. I wonder if the plans still call for widening Lutz south of Main. The renders a few years back for the “future downtown” included street parking on Lutz.

The three stories on the left side of the pic is the podium to the 15 storey Three Sisters tower you see next to it. On the right side of the photo is the back end of Heritage Court.
