I did something rare yesterday evening: I spent about an hour cruising around the city in waiting for my fiancée to finish up with her work. Here's what I saw in a few neighborhoods/areas:

Brewerytown:

-The long-vacant lot at 27th and Girard is finally fenced up and has equipment on-site! This project is finally a go. I am so excited to see the last major gap between Fairmount and Brewerytown filled in.

-Cecil B. Moore Avenue between 29th Street and Ridge Avenue continues to fill in at a rapid pace. It seems like a new project pops up each time I find myself there. With all of the new construction, this section of the neighborhood looks significantly more inviting than it did when I was a Temple student (2016-2018).

-There are multiple single-family homes rising on North Marston Street, just north of Montgomery Avenue. Additionally, Glenwood Avenue continues to see new structures.

Francisville:

-My former neighborhood is almost completely filled in!

-The Francisville Triangle is overgrown, but there is still equipment on site.

-Ridge Avenue has filled in even further, and a few new businesses are now operating.

North Broad:

-The CVS at Broad and Girard is completely demolished. Interestingly, the 4-6 story building directly to the south, which has had violation notices posted for a while, has also been demolished. Could the Broad and Girard project possibly be getting bigger?

-Steel is rising at 836 North Broad Street, a formerly vacant lot steps away from the Met. Meanwhile, the former gas station at the corner of Broad and Fairmount has yet to see construction.

-Seeing 545 North Broad and the Broad and Noble project rising was amazing! Those two buildings are going to add a lot of vitality to North Broad over the years.

-Although it is shorter than what I would have liked to see at that corner, the LVL 2 at Broad and Spring Garden does a LOT for the streetscape!

Grays Ferry:

-I was absolutely mind-blown by everything that has popped up over the years! There is a huge cluster of development from 25th to 29th Streets and Grays Ferry Avenue to Dickinston Street.

-I saw new construction on Grays Ferry Avenue near 27th Street.

-I couldn't help but imagine that, in the coming decade, the Grays Ferry Plaza may see developer interest. Given the pace of development and the near-complete filling in of Point Breeze, I can't imagine that such a huge space will remain a strip mall for much longer.


I also drove through Fairmount, Graduate Hospital, Point Breeze, East Passyunk Square, and Pennsport, but we all know that those neighborhoods are on fire. Even with the headwinds our city faces, it seems as though we're still on the right path!

Confirmed that Nike is coming to the old Jack Wills space on Walnut next to New Balance.

They're talking about 918 N Broad I believe. Naked Philly covered it when the demo permits got pulled back in March. Don't think I've ever seen a rendering but the plans show 8 floors and 49 units with ground floor retail.

I'm not sure to post this here or the highrise thread.
On Twitter I have people responding to polls about a new Sixers arena location.

I have no clue who is conducting this survey but one of the questions asked about location for the stadium. The choices are Camden, Navy Yard, or Gallery/Fashion District.

I wouldn't call it tiny; it's narrow but deep - it also has two floors.

Construction Anticipated At 2226-34 North Front Street In Norris Square

The building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the top of the building., which will provide a density bonus that will allow for a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs listed at $2.7 million.

For a Nike store it seems small. Check out their Boston, NYC and DC stores. Usually Nike floor plates are rather wide, open and contemporary - sort of like the old Ulta space next door. You can see old interior pictures of Jack Wills online. It doesn’t really seem like it’d fit Nike’s brand but we’ll see..

Might be the smaller format concept, "Nike by Ardmore" is an example.

Either way, good to see Nike entering Walnut.

Right. I think their boutique stores are named and formatted a bit differently. There’s one in Soho called Nike 21M.

Wait. Now im confused, was the CVS plan revised or am I thinking of a future plan for the KFC? I could have sworn it was a different plan for that CVS Lot.

I like all three buildings that are going there it will be a great addition to Broad.

My worst expectations for the waterfront.
A private gated community.
NO public space added.
parking on the water's edge.
Blank walls on the ground floor fronting the water.
This is a generic disaster.
BLOCKS FROM A METRO STATION.
Another introverted waterfront development north of the bridge.
VERY DISAPPOINTING.
As is 501 N Columbus. BOOO!

How does America constantly get it wrong? Hundreds of years of riverfront urban planning examples to choose from in Europe, and we put parking along our river. It's so easy to get it right, how do we manage to get it wrong almost every single time???
