Yeah actually it does look more different from draft 1 than I initially thought. It's ok.

I’m assuming they expect that blank wall to abut future development? I can’t imagine why else they’d leave it with that ugly grey siding when the building overall looks pretty great.

Yeah, party walls are usually treated this way because development is always possible, imminent or not. You can't really do anything with the wall or have windows anyway.

Separately, I wonder if PHA will ever demolish the nearby single homes/twins and replace with a mixed use and mixed market project.
PHA just doesn't decide to spend millions just because it would make an area look better. Their level of activity dropped from the 90s and 2000s due to lack of federal funding and programs. WHat they do or don't do is mostly dependent on the size and availability of programs from DC- if there aren't any huge programs incentivizing/funding huge redevelopment projects you won't see any. PHA doesn't have the funds to do anything like what is being proposed out of their normal budget.

It's not just a matter of aesthetics, if properly configured that area could be home to dozens, if not hundreds of new families.

Funding is an issue regardless, but just wanted to be clear, the inappropriate density there is not just an aesthetics issue.

Sell a portion of the land. Use the proceeds to build denser on remaining land.

Sorry Mcgrath it was more of a question because it was gated up. Which from your statement I presume has been a while.

Update: Mixed-use Project Moving Ahead on Delaware River Pier

Quote:
It was little over a month ago when we brought your attention to 709 N. Penn St., currently an overgrown pier that has had several proposals that sadly never came to pass.

Thanks to a zoning permit from this week, we are happy to provide some additional information. An entity called Pier Townhomes LLC is working with Abitare Design Studio to revamp the site.

Look for a seven-story mixed-use building to front N. Penn St. containing 47 units – a slight decrease from the previous iteration. Additionally, 12 (likely very expensive) townhouses will bring the total unit count to 59, which is also the number of car parking spaces to be provided.
