My brother builds all their stores at the moment. I'll let y'all know if CC is planned.

My completely uneducated guess is that olde Kensington is a more residential area (more neighborhoody) with less hurdles than North Broad. Probably siphoned off the momentum of NL and Fishtown and was ripe for some high densiity developments and warehouse conversions. Higher stakes on Broad thus slower movement perhaps?

Everyone talking about Wayfair as a brick & mortar has me confused. Googled it and it looks like this is their first location. Am I missing something?

General excitment that they are expanding to brick & mortar, and it appears KoP is one of their intro locations.

Is KoP their first brick & mortar location?

Parachute Home is coming to the old Free People space on Walnut Street. Not the most exciting addition (especially with Saatva and Brooklinen also opening on Walnut), but at least it fills another empty Walnut Street storefront.

If rumors are to be believe, URBN is obviously reopening a Free People store on Walnut, but also an FP Movement store as well.

^ That actually looks better (and different) than the renderings. I hope there are street trees coming soon.

Separately, I wonder if PHA will ever demolish the nearby single homes/twins and replace with a mixed use and mixed market project.

I really, really, really hope so.... similar to what they're doing next to Temple.

Now that the areas all around West Poplar are building up, this area is looking more and more out of place.

I was going to say this too. The original rendering was busy color/materials-wise. The white brick being used throughout looks much more cohesive and less cheap.

My question though is if the retail component is gone or if it was changed to one large space? Most of the retail openings from the renders are large windows now instead of coming all the way down

See my disqus comment under the Naked Philly piece:
PHC's Architectural Committee Tuesday by unanimous consent recommended denial of the application. The applicant may rework the proposal prior to presenting to the full Commission July 8th, but in view of the committee's extensive critique, this design needs a lot of work to pass muster.

Among other things, the Architectural Committee contended that the varied window placements and proportions are chaotic and the first story seems squashed by the building above it. The development team says they were inspired by the variety of design elements of historic buildings in the neighborhood, but on that point they received pushback suggesting it's not typical for a single building to embody that whole variety.

Job Itzkovitz of Old City District weighed in during the public comment portion, noting, among other things, the provision of a curb cut for access to the 3 parking spaces. He stated that the zoning for the site does NOT require any parking. He also mentioned that their organization has an Old City Design Guide available from their website, which might be helpful in informing the design decisions here. Link: https://www.oldcitydistrict.org/old-city-design-guide

160-64 N 2ND ST is the first agenda item in this archived Zoom stream: https://dpd-public-meetings.s3.amazonaws.com/PHC/Architectural_June212022.mp4
The PHC approved the revised plan today.

Yes, it is in my earlier comment, which I quoted in the above comment, but here it is again: https://www.phila.gov/media/20220628145738/160-64-N-2nd-St-revised.pdf

^so it's basically the same just a bit lighter of a shade. To be fair I do like this color a bit better, but that's a bummer overall. Hate the blank wall but I'm sure they're anticipating the lot directly south to be developed shortly.

Where are you finding this stuff? Maybe not the most exciting development but to me it speaks to CC’s growing resident base. This kind of store isn’t surviving on tourists, so if nothing else that’s good to see. I looked this place up and it’s a shame it’s so expensive. I went into Brooklinen the other day and realized pretty quickly that I’m not their target demographic. $300 sheet sets seem very overpriced, but if the quality really is that much better I’d be happy to be proven wrong.

Bill cutting Pennsylvania's corporate net income tax heads to governor

https://www.bizjournals.com/philadelphia...cx_testVariant=cx_8&cx_artPos=1#cxrecs_s

Pennsylvania legislators on Thursday approved a bill cutting the state’s corporate net income tax rate from 9.99%— second highest in the nation — to 8.99% as of Jan. 1 and designed to phase down eventually to 4.99%.

Wolf has vowed to lower the CNI tax since first taking office in 2015. In February, he unveiled a $43.7 billion budget calling for immediately reducing the corporate net income tax rate from 9.99% to 7.99%, with a path to 4.99% as quickly as possible to make Pennsylvania more competitive and expand the tax base to level the playing field for all businesses.

News of the progress in Harrisburg was greeted enthusiastically. Susan Jacobson, the chair of the Greater Philadelphia Chamber of Commerce, said via email that the combination of Philadelphia's reduction of the wage and Business Income and Receipts Taxes (BIRT), along with the state's corporate net income tax reductions "will bring real benefits to Philadelphia job creators and workers."

I like it. The contrast of the dark base is good and opening it up with more glass is a great feature. Love to be able to see in and out as if no wall is there is great for ground retail. Bronze letter signage is good. Little details like this also go a long way.
