Apparently it's Daeres' son who is slowly renovating 161 Germain. 171 Germain (the vacant lot) wraps around behind 161, but according to PAOL there is just an easement across the back of 157 to the Princess/Canterbury corner lot. Speaking of that, who owns owns the other lot across Princess? It's only a 14-car lot so you would think selling it would bring in more cash than monthly parking.
Saint John needs to dramatically raise property taxes on lots vacant for 5+ years to spur development- like, 10x. And actually enforce parking lot creation laws. 75 Duke has been a parking lot since it burned down 7-8 years ago and the city doesn't seem interested in enforcing anything.
I'm a bit more of an automobile realist than most people on here. But there's way too much surface parking, especially for institutional use, in the South End. Saint John High staff literally park on prime real estate- at least St Mac's is mostly under the school. 9-19 St James and 237 Germain are the biggest offenders.
There's also the Victor Train lots between Germain/St James/Charlotte/Ross. He owns almost that whole block.
