The old mall is also mostly empty. Cant figure out what developer can put up this kind of losses. I mean will be at least 8 years before they demolish the old mall.

I see you are right! Looks like it’s likely separated bike lane associated with the Concord constructions. A very small one block separated bike lane but maybe it is to connect to Douglas Road which can connect to Central Valley Greenway bike path. Not sure if they’ll be doing anything on the north side of Lougheed highway then. Connect it up to the Amazing Brentwood side which has separated bike path for a block or two there as well. Burnaby’s bike infrastructure strategy is a bit of a slow puzzle pieces getting added.

the new part was originally full but all the retailers pulled out, JAC, Louis Castel, Wilfred and who knows what's happening with SuitSupply, have they pulled out yet? The gelato place is missing out on the summer business crowd. lucky if they can open it for summer 2023.

Don't care for JAC, Louis Castel, Wilfred because we are more than compensated with prime street front weed store and 5 coffee shops. I do miss the gelato store though now that weather is finally hot enough.

Any idea what Air Nova will be? It's listed as an upcoming store on one of the new wallpapers.

Nuts, one would think that cannot possibly happen so soon given the prices they are charging and the current economic environment.

Tower 6 will be priced at least 15% higher than Tower 5 with 20% premium overall around $1600psf

Do towers 5 and 6 finally have the space-age technology of air conditioning or are they another Shape building where you have to wrap something reflective on your "luxury" unit's windows to keep you from melting?

With the amount of time, it takes to get each part of this development done the next stage/phase should just be to demo the rest of the mall that will be redeveloped and build the next phase as one single phase essentially tearing the band-aid off once and for all. Lol! It's going to be like 2030-2035 before the next phase is done anyways!

do they have the cash to afford that though? most of these places require financing like everyone else does.

They definitely do not have the money to do it. If they did, they would be doing what Oakridge is doing to redevelop the entire thing all at once.

Not sure about that.

You can leave a lot of money on the table if you don't phase.

Tower designs look too similar, even with the terraces on the shorter tower. Even tower 3 looks more unique than tower 5.

Yes these towers have 'space age technology', as has every Shape building since Tower 1 & 2.

When tower 1 and 2 were marketed AC was still very much not market expectation and it wasn't seen as odd that they didn't have it. That market expectation has shifted dramatically since.

I don't think that is the case, phasing your product is often the choice of a developer, even with near unlimited pockets. You'll notice the big pension funds with hundreds of billions backing them still phase their projects as well, it spreads the cost risk and allows for the developer to not flood the market impacting sales.

Oakridge is the exception, not the rule, since their hand was forced by closing the mall during Covid.

Note how the mall's tent roof is missing post-renovation?
