Philly had a rate of 0.8% which means it grew slightly faster than the set as a whole.

Fortunately, BLS breaks out Philly into multiple different parts better than most MSAs, so I was able to look do the same analysis on the region. South Jersey is the only part of the MSA that's at peak employment right now.

BET Investments pays $30M for Prudential Insurance Co. property in Upper Dublin

The property at 2101 Welsh Road in Upper Dublin has three interconnected office buildings that total 861,000 square feet and surface parking lots that have 2,175 spaces. Prudential was the seller.

In the meantime, BET Investments will be coming up with a plan for the property, said Michael Markman, president of the real estate company. The land sits adjacent to other properties BET owns including a 225,000-square-foot office building at 200 Dryden Road and the Promenade at Upper Dublin.

Two new projects rise on former St. Mary's Villa site in Ambler

A partnership between the Goldenberg Group of Blue Bell and Guidi Construction and Management bought nearly 50 acres and developed Mattison Estate, a community of new carriage homes and villas, which start at $700,000. South Bay Partners Inc. of Dallas bought eight acres and partnered with SageLife of Springfield, Delaware County, on the senior-living project called the 501 at Mattison Estate.

By combining the new carriage homes with the senior living facility, the property has turned into a multi-generational residential community. It provides a place for aging parents to conveniently live near their children and grandchildren and in an environment where they can also receive care.

The 501 at Mattison Estate is at the center of the community. The facility has 250 apartments of which 156 are independent living, 62 are assisted living and 32 are memory care. An independent living studio runs $3,995 a month and includes two meals, parking, utilities, and participation in any programming, among other services.

“We got out in front of this before Covid,” said Parrish Phillips, general manager. The first residents have just started to move in.

The building was designed to preserve the “castle,” which serves as a reminder of the property’s past. The former mansion looks as if it is part of the senior living community.

NFI Industries to occupy new 264,600-square-foot industrial building in Quakertown

Just last week, NFI decided it would take the space. The company will occupy the building in its entirety this November and use the space for one of its logistics customers, Adams said.

NY State really should figure out how to have a two tiered corporate tax system. 1 set of rates for the NY Metro and a completely different set of rates for everywhere else.

PA could probably do something similar with minimum wage. Have Tier 1, 2, and 3 counties and essentially Philadelphia and it's 4 collar counties have 1 minimum wage (say, $15) and Allegheny and the next ring of counties out from Philadelphia (Northampton, Lehigh, Berks, Lancaster, York, Cumberland, Dauphin) have a minimum wage that's a rung lower, say $13. And everywhere else can peg minimum wage to $10.

That could appease conservatives and liberals alike.

$100M redevelopment, expansion of Drexeline Shopping Center gets underway

Once the site work is completed, construction will begin on a 72,000-square-foot structure to relocate the ShopRite, a 5,500-square-foot building for a Wawa and another 14,000-square-foot building for additional retail. The ShopRite is expected to open at its new location in the fall of 2023. The PNC will remain where it is.

After the the grocery store is open, MCB will then move ahead with the second phase. That entails constructing a 120,000-square-foot self-storage facility and a new five-story apartment complex with 173 units will be built on the former ShopRite location. Construction of that phase is expected to be completed at the end of 2024.

King of Prussia Town Center adds new tenants, closes in on 100% occupancy

Spread Bagelry, Shade Store and Buff City Soap are among several retailers that have signed new leases at the King of Prussia Town Center, pushing the 263,423-square-foot center up to 98.7% occupancy.

The center also saw two recent openings: Cork & Candles, where you can drink wine while making a custom, scented candle, leased 2,505 square feet; and Pizzeria Vetri, which had been at the King of Prussia Mall, leased 2,000 square feet.

Federal Realty Trust makes inroads on redevelopment of 3 suburban Philadelphia shopping centers

Plans for adding residential components and more dining that expands outdoor seating, enhancing the pedestrian experience with areas to gather, and incorporating other placemaking devices were set in motion at Federal's three Philadelphia-area shopping centers before the Covid-19 pandemic. The effort, which aims to create more of a community rather than just a shopping destination, has successfully been rolled out at some of its other centers.

Bala Cynwyd will undergo what Glinski described as a “very comprehensive, thoughtful investment.” The Bala Cynwyd center was built in 1957 and totals 294,000 square feet on 24 acres. Federal bought it in 1998.

Federal’s plans, which it began to pursue last year, continue to involve developing 200 additional apartment units along with 15,000 to 20,000 square feet of retail space in place of a shuttered 120,000-square-foot Lord & Taylor.

The center is in a dense, high traffic environment off City Avenue. While the center sits in Lower Merion, it's across the road from Philadelphia and just off the Schuylkill Expressway. As a result, plans also include improving the pedestrian experience and enhancing placemaking. Federal could begin work at the Bala center beginning in the summer of 2023.

At Lawrence Park, a 374,000-square-foot center on 29 acres off Sproul Road in Broomall, Federal is spending $8 million on the addition of a pergola to expand an outdoor dining area to three seasons as well as designing a park-like environment that will include a garden stroll and fireplace that encourages people to gather.

Federal also completed the renovation of 95,000 square feet occupied by Main Line Health that included façade and other improvements. Earlier estimates made by Federal had the total new investment at Lawrence Park at around $24 million, which includes upgrades to the center and Main Line Health space. Work on Lawrence Park is expected to be completed by the end of this year.

Federal is going through the approval process in Upper Moreland for its Willow Grove center, where it wants to develop about 200 new apartment units accompanied by ground floor retail. The 211,000-square-foot center sits on 13 acres at 112 Park Ave. just off of Route 611 and not far from the Pennsylvania Turnpike.
