I wonder if the huge mound of fill by Feeds and Needs is for this project? Would be a great corner for commercial ground floor and 7-9 floors of apartments overhead.

Could be. That corner seems like it would be the logical place to start building since it wouldn't really interfere with the rest of the site.

I think the mountain of crushed rock to which you a referring was put there by the city in advance of sewer and road work that is set to begin on nearby Rookwood Avenue next month.

It will be months if not next year at the earliest before any construction begins on the Ex grounds

That's not what the VW people say. They had originally planned for Greenview Dr. but they are building a new dealership on Bishop now (across from the BW).

Bishop is a much better location IMO. Greenview Drive is kind of inconvenient for service for most people.

I heard this crushed rock is being stored here for use at the site of the new court house.

So it is Spring and the start of Construction season. So what's active for Spring 2022?

This is what I've noticed so far:
*Downtown*
* Rookwood and Wagoneers: The first building is almost topped off now.
* Legion building: Seems about to be topped off.
* Courthouse: Foundation work is starting.
* Centennial Building: Renovations haven't restarted yet but should start soon.
* Beaverbrook Museum expansion: Nearing completion
* Queen Street near Police station: Nearing completion, rentals happening.
* Regent Street near the farmer's market: Second floor framing going on. (Duplex/4-plex?)
* No activity on other downtown locations that I've noticed (next to Victory, at the end of Queen, etc....)

University Hill/Forest Hills area
* Waterloo Row Micro apartments: Exterior work on going.
* Forest Hills apartments: Exterior work on going.
* Forest Hills across from the above: Foundation work starting.
* Forest Hills up near the Elementary school: Foundation work starting.
* Apartments at the bottom of University (Beaverbrook street, near Regent): Exterior almost done.

Hanwell/Silverwood
* Two big complexes (Seniors complexes?) are being framed; very visible from "Prospect Street" (the old TCH routing)
* New car dealership off of Bishop
(I'm sure there are more apartments going up off of Bishop and Hanwell as well but I haven't been that way to verify)

Northside
* Townhouses are going up behind the new mixed use building on Main, next to A&W. Foundation work is going on.
* New mixed use building on the end of Main, near the Old stone bridge is finally being finished up; exterior work is almost done.
* Office space in front of the apartments next to Wendy's is being framed up. 2 stories up now.
* New apartments going up at the end of Devonshire Blvd, next to the law offices.
* Foundation work is being laid for something on Union street, across from the old garage. (That garage is going to be replaced by a new apartment building as well)

Brookside
* Another apartment (or maybe townhouse condos?) going up to fill in the spots along the Ring Road.
* More apartments going up above Brookside Mall along and off of Brookside Drive.
* Another small subdivision is going in off of Brookside just above the brook.

St Mary's/Marysville area
* More minihomes going in next to Walmart for low income housing.
* Office and retail space going up across from the Library/Burger King/Irving.
* More apartments going up along Cliff street.

I'm sure I've missed a lot of other projects. These are mainly ones I've noticed (or vaguely remember) from my normal travels around the city. Since I rarely go to some areas, there are other clusters I'm sure to have missed. (like off of Bishop and out towards Lincoln)

Seems like we have lots of activity going on in general.

There's a 35 unit one being built at the end of Lian.

There's also a small multiunit across from Picaroons that's under construction.

Roughly here, on the river side of Union street.

I saw it was fenced off last fall, and now there is construction equipment on site and it looks like a foundation has been shaped. Looks like it might be big enough for a small apartment building.

I believe there are two buildings going up there. One is nearly complete exteriorly. The other is right next to it (closer to Cliff street) and I think was still basic foundation-only last I was by there.

Hmm looking on streetview, it was updated in Sept 2021, and it only shows one building; but I'm pretty sure they did some clearing and utility work for a building next to it; that must have been done in October.

Oh right. Yes, that's an apartment building. The old auto glass place is also going to be replaced by an apartment building.

Don't forget the new Northside school off of Cliffe. Construction will start this summer. Also, expect to hear something this summer re Phase 2 of the micro home build off Waterloo Row. Hearing that they hope to start construction of the 2nd building this fall. Expect construction to start on the apartment building on Dundonald (adjacent to UPS and Greco) this summer as well.

Not for this year but St. Mary's FN has plans to build a multi-level hotel Cliffe/Union. This facility will house a Starbucks. They are working on the plans and expect to break ground in 2023

Just went to 2NC after work, and there is certainly construction going on next to Elections NB. The ground is all torn up from Elections NB to the roundabout; but no sign of any foundation work yet. Just spacing for the storm drains for what will be the parking lot I'm sure. And a for-lease sign on the corner.

That is infrastructure work for the planned Phase II strip mall. Similar to what's across the street. Not sure when actual construction will begin but suspect the installation of services for the Election NB building resulted in similar for the proposed strip mall. Cost savings to do it all at once.

Interesting. I've long thought that the Northside could use a proper hotel. With the right design this would go a long way to urbanizing that area.

Remember years ago now there was a proposal to redevelop the MacLean's Sports property with a couple of apartment buildings along Union and St. Mary's? That would be nicely complementary to the hotel.

Agreed. MacLean's proposal would certainly complement St Mary's proposal. However, my spidey sense is telling me that MacLean's may not be moving forward. Hope I'm proven wrong...

Forms up and foundation being poured for the third apartment building on patience lane. Building #2 looks to be nearing completion.

Here's the site plan for the proposed residential development at 150-190 Serenity Lane. A total of 582 units spread amongst four and six storey apartment buildings and three storey stacked townhouses. Looks like phase one includes a 60-unit six storey building and three of the stacked townhouse buildings with 12 units each.

Interestingly, there's also a soccer pitch on the site plan between buildings that are parts of phases four and five. Notice it also says "water feature and boardwalk amenity to be developed".

Biggest downside to this development is all that surface parking though.



I think what's also interesting about this development is whether or not it will further spur more housing along Serenity. There's open land (minus two homes) directly beside this development that is of about equal size, so in theory it should support another ~600 units. Adjacent to that there's another ~28 acre parcel that's current for sale, fronting on Hanwell.

So there's certainly potential for approx. 1500 units of housing in this area which is pretty significant. If it's possible to build beyond the wetlands there could also be additional housing. There's another large parcel between these properties and the TCH which could probably support a bunch of units as well.

Also, the triangular piece of land between Serenity and Hanwell shows up on PAOL as "multi res land" and the assessment of the two parcels more than doubled this year. I wonder if something is up there. The smaller parcel next to the existing condo building on Serenity also sold about a year ago so I suspect something could be built there soon too.

The real downside of this neighbourhood is that there's nothing that's really walkable (aside from Cannabis NB) and I'm not sure that would ever really change since the capacity is a lot less than the Bishop Heights area and I suspect we have a better chance of seeing mixed use developments there.

There's a multiple restaurants within a 15 minute walk, which is probably better than most of the city. I certainly wouldn't be above stumbling home from Grimross from that distance either!
