Here's the site plan for the proposed residential development at 150-190 Serenity Lane. A total of 582 units spread amongst four and six storey apartment buildings and three storey stacked townhouses. Looks like phase one includes a 60-unit six storey building and three of the stacked townhouse buildings with 12 units each.
Interestingly, there's also a soccer pitch on the site plan between buildings that are parts of phases four and five. Notice it also says "water feature and boardwalk amenity to be developed".
Biggest downside to this development is all that surface parking though.
I think what's also interesting about this development is whether or not it will further spur more housing along Serenity. There's open land (minus two homes) directly beside this development that is of about equal size, so in theory it should support another ~600 units. Adjacent to that there's another ~28 acre parcel that's current
for sale, fronting on Hanwell.
So there's certainly potential for approx. 1500 units of housing in this area which is pretty significant. If it's possible to build beyond the wetlands there could also be additional housing. There's another
large parcel between these properties and the TCH which could probably support a bunch of units as well.
Also, the triangular piece of land between Serenity and Hanwell shows up on PAOL as "multi res land" and the assessment of the two parcels more than doubled this year. I wonder if something is up there. The smaller parcel next to the existing condo building on Serenity also sold about a year ago so I suspect something could be built there soon too.
The real downside of this neighbourhood is that there's nothing that's really walkable (aside from Cannabis NB) and I'm not sure that would ever really change since the capacity is a lot less than the Bishop Heights area and I suspect we have a better chance of seeing mixed use developments there.
