Midtown Construction update:

ST. Joes Brain Tumor headquarter building has fence (with Graphics) up and they look like they have started demoing the existing.

The old DNC building on central and Thomas was being demoed today! hopefully we see that tower come to life on that corner.

The amount of construction in midtown has been great, I just wish we could get some cafe/cofee shop/ small bar activity around Indian Shcool-Clarendon and central. there's tons of empty retail there.

2nd St & Catalina Dr

Does anyone know any info on the new residential building going up on the NWC of 2nd and Catalina Dr in the Park Central area? I looked though the past posts and couldn't find anything (apologies if its out there and I missed it). I work in the building next door and there has been demo crews out there for a month now. The closest info I have found was on the AZBEX projects article from 3-4-2022 (here) and a press release on the contractors website (here)which mentioned that its a development called Alloy Midtown(or Westmount) It calls for converting the existing office building into residential and adding a new building over the existing parking. I also googled it and couldn't find much of anything. Just curious, TYIA if you have any additional info.

Philadelphia firm makes Phoenix debut with $145M downtown property buy

By Angela Gonzales – Senior Reporter, Phoenix Business Journal
Mar 10, 2022

Philadelphia-based Korman Communities and New York-based RXR are making their Phoenix debut with the joint venture purchase of a new apartment community recently built in downtown Phoenix.

The joint venture under the name RXR-Korman Mercer Owner LLCQ paid $145 million to High Street Residential, a division of Trammell Crow Co., for a 348-unit apartment community the Dallas-based firm built this year at 555 N. 5th Ave., according to Tempe-based Vizzda LLC data research firm.

Built on a 2.79-acre parcel at the southeast corner of Fifth Avenue and Fillmore Street, that 7-story apartment complex deal closed on Jan. 6 for $416,666.67 per unit, according to Vizzda.

sold before any tenants (or maybe a handful). isn't that unusual? don't they wait for it to be 90+ percent leased?

the transformation of that whole northwestern portion of Downtown between Roosevelt and Van Buren is simply mind boggling.

Q&AZ: What's replacing the Deck Park Vista apartments in downtown Phoenix?

Demo is underway at 3rd St and Moreland. Some new renderings maybe? Don't remember seeing these...

Demolition is underway at a downtown Phoenix apartment complex that once housed low-income seniors. That led one listener to ask through KJZZ's Q&AZ project: What's the status of the Deck Park Vista apartments?

I went by the other day and the entire building is almost completely flattened already. They went quick on this one!

Construction on phase 2 of Edison appears to be moving forward and should start late this year. I'm glad to see that the parking garage will finally have something on top of it, but I feel bad for the existing tenants that will have to deal with the noise for the next 2 years.

Hard to believe this was a phased project.

Edit: Must be a typo and probably 90'. Checked permits and it's 60 units (12 units per floor x 5 floors). I was a little excited there and hoped they decided to do it right and build a tower. Guess not

But their website is advertising phase 2 now. So at least they will finally be finishing up Edison.

I think Edison is doing it to attract med students from the Creighton med school across the street. They also took a big hit during the 2008 housing/condo crisis. I remember them doing publicity stunts like repelling down the side of the building in order to drum up interest. I work right across from it at the VA Regional Office.

I think you may be mixing this up with another development. Edison was just built about 4 years ago and is only a 7 floor building.

Preliminary site plan review for a project called 'Capital Lofts' on the SEC of 10th Ave and Washington happening tomorrow. Anyone have an idea what the renderings look like?

Haha, yes. I probably had too much wine when I wrote that. Mixed up One Lexington and Edison.
