Luckily there are enough bars north of the stadium
I like how the market is saying more of these hotels should be south of RoRo, leading to the logical progression of an actual entertainment district/tourist area in addition to the arts area to the north. This is right near The Blue which is itself a welcome addition.
The spillover of Downtown Phoenix's growth into the downtrodden areas to the south is long overdue.
Someone expressed interest in building some high end housing there last year, don't know what ever happened with them. There's a "fact finding" with the city from last summer, that could be something or nothing.

There was a "proposed" pre-entitled project for the land sale I believe
There have been a couple of proposals with the latest being 37 unit 3-story townhome project called the Brownstones on Willetta. I'm ok with this being sold if it means a better development. IMO, I didn't think the townhomes were a good fit for the location considering the immense amount of multi-family density popping up around the library.

If you're referring to my statement about the density, Circa on Centra and Portrait Phases 1, 2 and 3 are all adjacent to this lot. I feel it's a bad fit as this is low density compared to these developments that are all 5 or 6 floors.
The townhomes wouldn't be that out of place almost anywhere. The park however is an asset that doesn't exist anywhere else really and needs the most residential population possible surrounding it for it to get the love and ultimately the redesign it needs.
The big lots are getting scarce as well.
The problem, they'll never get an alley abandonment. So a bisected woodframe project is not possible, it's probably too short for concrete with a 90' height limit, so townhomes seem like the only feasible alternative.

On that note, how long does it generally take between demolition of an existing structure and ground breaking of a new project? The structures at 1140 E Washington were demoed over the last two weeks for the Ragsdale apartments but the equipment has since been removed and the site is now quiet.

They could have applied for a demo permit and are waiting for building permits to be issued. In the city of Phoenix that could mean months of waiting.
Can confirm that Union Phase 2 has broken ground. Lots of equipment onsite today with grading being done and a large stack of I-beams already onsite.

Now what MetroWest needs to break ground on is the "Residences on 2nd" development. Nice little infill project that probably has been pushed back until Union Phase 2 wraps up probably.
