I agree. I'm not looking forward to this building going up, but that's moreso because of the way it overhangs these existing structures. While I'm not so much of fan of 60 floors here, I understand why they're proposing this and it makes more sense with the DRL going underneath the street. (I guess I'm also not used to bigger projects going much past Church street in this area of this size)

I do appreciate the effort they out into trying to create a heightened overhang from the older structures below, but it still reads as an awkward way of respecting the street-level facades whilst creating a substantial redevelopment above. I agree with Whippersnapper here, pushign thsi tower a bit north for more room for the facades on Queen and getting rid of that tower addition to the north would be better.

The tower floor plate still looms directly over top the heritage building. IMO, a few extra floors of setback doesn't make a difference.

Remove the 30 storey density grab on the east end which would allow the tower foot print to be pushed back from the facades. *New* Copy and paste the podium facade for the 200 metre office/condo tower going up in Montreal for the tower itself.

Too many cheap stucco details that do little to make the massing slimmer and/or more vertical. The offset actually adds to the heft of the tower and the minimal extension doesn't provide any thrills. The fugliness is far below the standard of a new tallest landmark and one positioned outside the core in a low to mid rise community that will have the " Stantec" effect in the skyliine. I understand the excitement of breaking height thresholds but, I hope it never gets built as it is.

Incorporating the façade of the old apartment building that's on the site now.
Looks okay! The city will definitely need to improve pedestrian and cycling facilities in the areas with 8 towers and a bunch of office space, along with the eventual development of the Bramm Yards behind everything.

It's OK. Another project by a local developer who loves to take Soviet block massing buildings, copy and paste then across the city and dress them up to look a bit different

As a cycling enthusiast and advocate I recognize the greatness of Dutch cities and towns in how they've made cycling viable for everybody as a means of transportation, but the relentless monotony of the flat and unornamented brown brick facades of seemingly everything outside of the quaint city centres of Amsterdam and Utrecht depresses the hell out of me.

I wouldn't want to be anywhere near that new development in Scarborough. Ugh.

Speaking of , the older Soviet era apartment blocks in Ukraine are something to behold. It looks like the unit owners having complete ownership of the exterior facade of their apartment unit can renovate any which way they like.

I recall family buying condos in Eastern Europe and having to install their own flooring and cabinetry but, this is a whole another level if that's the case. It could also be piecemeal repairs over the years from the condo corp.

I agree about generally disliking monotony, but these designs aren't common enough in NA to contribute to that in our context are they?
