We didn't do our downtown any favours when we switched all the one way streets to two ways; that moves traffic through the downtown faster, but doesn't encourage anyone to stay downtown. There have been lots of studies that show that. Our downtown is full of parking lots because Regina is car-centric first and everything else is secondary.
Wait, I thought I heard one-way streets move traffic faster, but create less activity and street presence than two-way streets. Are you saying the opposite is the case? Or maybe what I thought was wrong?

I agree but many small businesses are operating on a knife's edge and need every advantage they can get.

I would say the #1 reason businesses move to the burbs in Regina or start out there is parking.

It's a perceived problem. Not a real problem.

Moving outwards is not sustainable. We want density.

Regina Planning Committee approved a pair of apartments at 3585 Evans Court. 118 units each, 18.67m tall so they had to go to planning for discretionary (11m limit in residential and 13m limit edging Wascana). One vote against but not sure who voted again.

Tomorrow council is having another meeting to address garbage (Clean Communities motion brought forward by Stevens).

A little over 60 feet. Would add to the skyline that's for sure.

Looking at the drawings in the RPC Agenda Packet, they are 2 L-shaped, 5 story apartment buildings to be built next to Harvest Christian on 23rd. Very pedestrian with parking on the first level. This is a great location. It is too bad they are not proposing something more inspired, but I guess the market in Regina is just not there.

This really isn’t that great of a location for something like this. I’m not necessarily opposed, but the nearest amenities are either Lakeshore Mall down 23rd, or going all the way around 23rd down Albert to Golden Mile. My parents live in Evans Court and the combination of SFH, apartment buildings, and townhouses has been pretty poorly planned and issues such as parking and snow clearing have become especially evident in the past year.

Again, with so much vacancy downtown/heritage/cathedral/warehouse, I just don’t get the fascination with density in these locations. Building density outwards seems like a much better idea than just picking random locations in Regina (without great transit connection) for density.

I guess I just think of proximity to downtown and the Park. I hear you about other amenities and accommodating the needs of older folks who might not work downtown nor use the Park extensively.

Saskatoon continues to eat Regina's lunch with this latest 30 storey proposal.

Yeah, I am wanting something mixed use to be announced for downtown Regina. The Empire Hotel corner on Sask and Albert would be a great sightline from the stadium for a new build.

Also the Gardens on Rose developer. Would be nice for a second build nearby.

That giant concrete building at 1675 8th Ave is being demolished. I believe it was an old water resevoir. 38,000 sq ft according to the for sale sign.

RFP out from the Downtown BID for a new downtown vision.
https://reginadowntown.ca/wp-content/upl...wn-Regina-Vision-Plan-FINAL-03-30-22.pdf

Look for Downtown interests to go hard after the new arena (you get a sense of that from the RFP itself).

The new Arena absolutely should be downtown.

Hmmmm....Saskatoon's newly formed advisory committee for downtown arena and convention centre has started meeting. It is expected a location will be formally announced soon. Is this going to come down to one city or the other getting provincial govt support to build? Will there be enough resource revenue coming in that BOTH cities can actually consider building new arenas?

I hope this doesn't become an us or them scenario.....

We can't afford a new arena. I don't know why this is getting any traction other than catering to the Semples yet again. Council wants to move the rail lines on Ring. $$$. The Lawson replacement was discussed by council during budget discussions in this calendar year and expression of interest/feasibility studies are already in motion. The $76M expansion of the Regina wastewater plant that is buried in the Viterra deal is not likely to be free to the city, even if we are in bed with Epcor on that P3 deal.

I'd like to see our council set down some priorities and that some of them be the non-sexy basic running of the city.

I can't argue with anything you said in your post.

I have no inside info, but I would bet that Viterra will pay fees for its effluent that will finance the cost of the expansion.
