when does Apple launch a new product? they often time their store openings to coincide with new products or they like to open multiple stores around the globe at the same time.

WWDC is typically held in June. Other than that the only usual Special Event that seems to happen around the same time is Special Event announcements in April and September/October.

It's available now. My summary (on changing city blog)

"The Howe Street frontage will look very different, as the existing facade consists of solid terrazzo panels, with the 'back of house' functions behind the wall. The plan switches those uses, with hotel functions along the outside of the building, allowing function spaces to be naturally lit. The frame will have structural bracing added to meet current seismic code.

The biggest change, apart from the new metal panel and curtain-wall cladding, is the top of the tower, where a new restaurant bar and lounge is proposed with 'a dramatic cantilevered canopy will provide protection from the elements, conceal mechanical equipment and serve as the architectural crown of the tower'."

That sounds good for the podium.
The rooftop canopy must be on the north side for the views, as that south side image just shows a solid wall up top.

Here's the link to the DP

https://shapeyourcity.ca/791-w-georgia-st

I didn't see anything that gave any hints on who the hotel operator is going to be. That huge wood wall facing Howe will have signage on it.

I'm going to put forward my 2 cents in speculating who the hotel flag may be: Edition, Public or Andaz comes to mind

The landscape architect codenamed it Project Gemini if that means something

I wonder if Germain Hotels would want to open in Vancouver?

The rooftop and canopy actually faces northwest (towards the georgia residences). There are some cool additional renderings showing the improved porte-cochere, sephora and howe st frontages, rooftop and renovated podium pool.

Too bad i don't know how to link the images: https://shapeyourcity.ca/791-w-georgia-st/widgets/118999/documents

Podium reconfiguration.
There seem to be fewer meeting rooms after the reno.
The main ballroom is in exactly the same place - so fewer structural renos for that.

One thing that I don't really like is that they are getting rid of the chamfered corner on the east side of the tower.
I think that the chamfers tie the towers together.
I don't mind the poduum losing them so much in the Harry Rosen corner, as they are already gone from the Nordstrom.

I can't tell if they made it look boring and bland to disguise who the operator will be, or if it will actually be this boring and bland. One can only hope they are trying to fool us.
I'm also confused on why people think there is a market for a new luxury hotel, like the Ritz-Carlton, in a building with around 370 rooms? Top cities around the world will usually max out with new luxury hotels with no more than 250 rooms, and Vancouver already has some decent luxury hotels.

One huge issue with the Four Seasons was the very low ceiling heights of the rooms. Obviously this isn't going to change but I guess will be compensated by larger rooms overall. I'd be very interested to see a floor-plate of the reconfigured tower section.

They are totally gutting it so I wouldn't get attached to the old room count. It looks like the four smaller elevators are for the hotel?

The floor plans show more interesting seating areas than the renderings do, more sofa areas, etc.

Finally! After the demise of the Landmark Hotel, the 28th-floor restaurant, lounge and bar area is something this city sorely needs. It will definitely do very well. Whoever planned for this gets my thumbs up.

I think so- the 3 larger elevators empty to back of house areas in the podium.

I thought that the stepped upper levels were more elegant than what's proposed,
but it looks like there's new seismic bracing up top and probably a lot better HVAC in Covid times.

Also not that this says the new facade is metal panel and curtain wall.

I doubt a Ritz-Carlton would have metal panel cladding instead of stone.
So maybe a W Hotel?

Pic of the top by me from yesterday showing where the top will be squared off.
The parapet wall looks to be a bit taller than the roof.

Lots of people on the Apple roof today:
