Hey PHLtoNYC, I moved your post to the Highrise Development Thread, since that site has major future development implications and more than likely will result in one or two highrises built there.

Potential new project coming to 929 Race Street in Chinatown

Front of the properties:

Back of the properties:

Quote:
Since we were in the area, we also checked on another potential major development in the works at 929 Race St., which is currently a parking garage. Per a ZBA meeting notice, an addition designed by Parallel Architecture Studio is proposed for the building which would include 148 age-restricted dwelling units. If this receives approval, we could have a whole bunch of construction shortly in this part of Chinatown.

932 Arch Street in Chinatown - what's going on with this one? Anyone have any idea?

Quote:
The planned hotel at 932 Arch St. looks nearly identical to our last visit, as construction has seemingly stalled on this project once again. Will these new proposals break ground and finish up before this one? Who knows. When it comes to this particular project, we’ve learned that handicapping its future is simply a fool’s errand.

Apartments Above Ground at Long Vacant Callowhill Lot

Current progress:

Project rendering:

Quote:
Plans from the Orens Brothers in 2015 originally called for 32 units above a microbrewery. In 2020, a shift to 57 apartments over a fresh food store and two other commercial spaces came to CDR. The fresh food store allowed for extra height and density along with a new design, with an elevated courtyard in the middle of the U-shaped building. This project is now called The Baldwin and we are happy to report that construction is full steam ahead. Check out the current progress and some renderings of what’s to come, thanks to Wulff Architects.

^ Is zoning the reason this isn't a more substantial project? Surely this are could handle a 10-20 story apartment building.

No clue honestly. Maybe zoning.

There's more room for development here though. The large empty lot surrounding this property could support some substantial height.

Maybe a rhetorical question, but why is this land only CMX-2.5?

How Philadelphia's new Museum of Illusions uses social media, technology to connect with its audience

Quote:
The Instagram-worthy Museum of Illusions grand opens in Philadelphia’s Old City neighborhood on Saturday, tapping into what Owner Rob Cooper characterizes as a “huge market for immersive, interactive entertainment” that pushes into the digital space.

The roughly 5,000-square-foot museum at 401 Market St. is not just a “selfie museum,” though it contains aspects of that, Cooper noted. Museum of Illusions Philadelphia is more so a hybrid of a traditional museum where guests can learn something new and an entertainment destination, where visitors immerse themselves in the experience, he said.

Museum of Illusions Philadelphia is springing to life after nearly two years in the works. It's a franchise that is operated by Cooper’s Philadelphia-based company LOL Entertainment. The overall Museum of Illusions chain was founded in 2015 in Zagreb, Croatia, and has since expanded to more than 30 markets including Austin, Kansas City, and New York domestically and Paris, Sydney, and Vienna overseas.

Museum of Illusions’ strategy builds on a growing trend in the arts and culture industry surrounding interactive entertainment offerings. Other Philadelphia galleries that have hopped on the trend include Wonderspaces, located at the Fashion District, which also boasts Candytopia. Recently, the traveling Van Gogh immersive experience has been a hit across the country, including during its stints in Philadelphia and New York.

Museum of Illusions Philadelphia also continues to flesh out the growing entertainment and museum scene in Old City. Last year, the Faith and Liberty Discovery Center opened at 101 N. Independence Mall E. across the street from the Weitzman National Museum of American Jewish History, which plans to expand programming after emerging from bankruptcy protection. Independence Mall is nearby, and New York entertainment company Pingpod is taking over the former Cosi coffee shop location at 325 Chestnut St.

"Designed by" is also being very generous. I'm surprised it costs that much to build a pile of garbage.

Brewerytown neighborhood association or who ever is in charge over there needs to go all in on making Girard nicer. That's what Fishtown did with Frankford Ave. and it paid off greatly. The residential development is on fire in Brewerytown, but imo, it's retail options are still a bit lacking. A few good places, but it could support more.

I'm not certain, but I think this is probably more tied to the business improvement district, which is what really can inject enough money into making these kind of improvements. Without the funding of the businesses along this stretch, it's very unlikely this will happen unless people are doing weekly neighborhood clean-ups.

I could see this in 5 years, but I'm not sure there's the mass of people/businesses yet to support this

Per the last quote, I wonder if Gauthier was in attendance, ironic if so.

Officials laud University City's ongoing development as $100M project marks construction milestone

https://www.bizjournals.com/philadelphia...cx_testVariant=cx_8&cx_artPos=0#cxrecs_s

"When state Sen. Vincent J. Hughes took the podium at a ceremonial topping out of 3.0 University Place, a $100 million development at 4101 Market St. in University City, he noted the significance of its location. “This is special,” he said. “The history has always been that everything stopped at 40th Street. We have been able to break through that.”"

"A partnership involving Silverstein Properties, Cantor Fitzgerald and University Place Associates marked the construction milestone on March 10 of the 8-story 250,000-square-foot lab and office building. It is dedicated to life sciences tenants and several have already signed leases."

"The building joins other life sciences projects in the works in University City. For example:
• A partnership involving Botanic Properties, Sterling Bay and Harrison Street Real Estate Capital plan a 310,000-square-foot lab building at 3801 Chestnut St.;
• Drexel University has partnered with Brandywine Realty Trust on Schuylkill Yards, a $3.5 billion development that includes plans for 6.9 million square feet of new mixed-use space;
• Wexford Science and Technology is developing the uCity Square campus alongside the University City Science Center and Ventas Inc.;
• Republic Properties Group, a Washington, D.C., real estate company, plans to develop a $190 million, 185,000-square-foot life sciences building on a parcel at 125 N. 32nd St., which sits between Powelton and Market streets; and
• Spark Therapeutics Inc. plans to develop a $575 million, 500,000-square-foot gene therapy manufacturing plant on Drexel University’s campus."

"For the elected officials attending the topping out, 3.0 University Place also served as an example of inclusive and equitable development, which they hope there is more, and represented the ability for their constituents to have more access to careers in life sciences."
