The property at 10 Bethlehem Pike, just north of Germantown Ave., is currently in the midst of a prolonged disagreement about what the future holds for this trapezoidal lot.

You’re not going to believe this, but things in the area changed once cars joined the fray. In fact, a Sunoco station sat behind this church on this controversial site for at least 60 years, forming a rather unusual pairing. A demolition permit was issued last year, and as you can see below, the existing buildings were cleared away.

Per plans presented to the Chestnut Hill Community Association, Frankel Enterprises is proposing a 33 unit, mixed-use building, with 3,000 sqft of ground floor commercial, 8 car spaces, 12 bike spaces and a green roof. CosciaMoos is taking on design duties, offering a facade of brick and black metal bays on the unusually shaped lot. This project was to proceed by-right and received zoning and building permits in late 2021.

Welp, the neighborhood didn’t exactly respond well to the project, and concerns arose nearly every step of the way. After plans were presented to the neighbors for feedback, a controversy around the zoning categorization popped up. After the zoning permit was issued, the CHCA and others appealed the permit, which was denied by the city late last year. Seemingly undeterred, the group filed a lawsuit in the Court of Common Pleas shortly thereafter, further delaying the by-right project.

LOL, just posted this the same time as you. Honestly f**king ridiculous. This is a well thought out plan and a nice looking building. This is on Bethlehem Pike literally right off of a large commercial corridor (Germantown Ave) and in between TWO regional rail stations. What used to be on this site was also god awful next to that beautiful historic church.

I love walking around Chestnut Hill - it's stunningly beautiful - but the neighbors need to chill out. The developer isn't proposing this in the middle of the estates of Seminole Street.... it's an appropriate project for the location.

It’s a beautiful area. Although, the parking lot and defunct gas station/auto shop is an eyesore next to the church. The proposed building is attractive and by no means out of scale. I don’t get what they’re trying to preserve here. Keep people out of their community?

So much Nimbyism stems from school catchments. I think all of the greater CC schools - including even Bache - are now at (or on the verge of) waiting lists for Kindergarten classes. I think this now includes Henry way up in CH. It serves no parent who lives in the ‘hood who has a kid vying for a spot to support adding additional residents. Sad but true.

Hopefully, it’s getting better - as Stanton improves, the crush on Greenfield lessens; and as Arthur improves the crush on Stanton lessens; and as Nebinger improves, the crush on Meredith lessens, and so on….

I doubt this is about schools. This development only has 7 2bd and most of them will probably go to roommate types or empty-nesters. the rest are 1bd. The CH/mt.Airy/Germantown Nimbys are no different than Mainline NIMBYs. They oppose housing on the basis of keeping their neighborhoods exclusive.

I mean. I don't know if I believe this. About Center City, for sure.

But people on this board and others have been saying (for years) that Stanton and Arthur were getting better...and they're still terrible by all objective measures.

That being said, other schools which weren't even on the radar like Andrew Jackson, Hackett, have leapt pass other schools which would have logically improved first (like Arthur, Stanton, Kearny, etc).

Anyways...I digress. (Not to mention some of the highest performing elementary schools in the city are in NE Philly).

My guess is that 90% of the residents of CH send their kids to private schools. It's about keeping people out. Henry is a pretty good school no doubt but I was always under the impression that it was mostly educated middle and upper middle class black professionals in other parts of NW Philly (E Mt Airy, W Mt Airy, Cedarbrook, etc) sending their kids there.

Well it looks like that tower is all but a done deal at 38th and chestnut. I guess we should expect demo and construction permits soon. They are moving really quickly on this one. If they can get this started by the end of the summer that will be around 5-6 labs under construction in UCity.

Oral argument is tentatively scheduled for July 5th (which can always be delayed). The Court may also not immediately issue a ruling. So likely late 2022.
