They will have tight lips on it.

What ever happens if it happens slowly but allows it to build its self to a sustainable model cool. Things that grow slow in winnipeg seem to do better vs over night like portage place.

Does anyone know what is being built in the surface lot at the corner of St Mary and Donald? I think it is an MPI lot but I could be wrong. Anyway was at the Jets game last night and noticed construction fencing up around the lot. That is the one that is on the east side of Donald.

^^^A 12-15 storey apartment building. There are no renderings yet.

Interesting. So, same height as the former Central Post Office (now Police HQ) office tower. To put it in terms of modern builds, it's 7 metres shorter than The Spot near the Winnipeg Winter Club.

Is it just me or is it kinda unusual to not see any renderings on a project in which construction is imminent?

Not that I mind it though just curious if this has been done with projects of similar stature in Winnipeg.

Generally the renderings come out when there are zoning/variance applications with the city, or if those aren't needed, when marketing begins. It is possible that no such applications are necessary for the project, so the renderings might be awaiting the start of marketing.

Private project, no variance required, I believe rental so no pre-sales necessary.

A way to eliminate any possible objections I guess.

Hard to imagine that there would be any objections to this project. Maybe if the Place Louis Riel or whatever they call it now was a condo building, it's possible that the folks with west facing suites on the lower floors would object... but that's not an issue in this case.

That section of downtown is turning into quite the sleeper success story (Smith/York/St. Mary). It was always a tight cluster by Winnipeg standards, but the buildings have all seen re-investment and re-imagining. Now with new buildings going up around them, it could be a bridge of residential between Broadway and Portage. Just need to see whatever will happen with the old legion as that spot has never looked more prime for redevelopment.

^ The old Legion space, and the MPI lot on Donald. If something happens there we could really have critical mass in the area.

^^^ That would definitely keep the ball rolling! Who knows what the psychological effect of a prominent surface lot being fenced-off with construction activity will further spark. The host on the recent CJOB segment talking about the Bay was sure excited about this lot being fenced-off.

I do like towers, but I really liked that render by Verne Reimer at that location and would much prefer to see those kinds of developments used to fill up downtown surface lots.

From the street perspective you wouldn't notice the difference between a 10-15 storey and a 45 storey building.

I should be working back on St. Mary again in the near future and these 2 developments would be absolutely awesome. Is that Verne Reimer one dead and gone completely? I don't remember if that was a TNSE MPI thing that's just gone now.
