Huddle article about the new Ideal Roofing manufacturing facility coming to the Caledonia Industrial Park.

Photo of the new K-8 francophone school currently under construction off of McLaughlin and Leopold Belliveau:



According to the T&T, the school population will be 1300, including 220 in the attached daycare. The K-5 portion of the school remains unnamed. The middle school will retain the name Le Mascaret.

Occupancy will be in January 2023.

Moncton city council meeting today. This item is on the agenda:

This will make official the process creating MIDs fifth industrial park in the city of Moncton (the others being MID itself, MID West, Caledonia and the Moncton East Business Park).

A few years back I came up with this fanciful proposal for a road network for this (at the time suspected) MID expansion. This allowed direct access to Highway 15 (and Shediac Road), as well as eliminating the at-level rail crossing on Highway 15, and creating a full interchange for the airport.



This was a work of pure whimsy and fancy, and I do not expect anything looking like this at all, but this does allow casual readers to visualize the area that will be included in the development of this new industrial park.

A new industrial park south of Shediac Road near the TransCanada Highway will help meet the growing demand for industrial land in the region.

Director of Planning, Bill Budd, introduced phase one of the development to Moncton City Council on Monday. Phase one proposes new public streets and industrial lots over 151 acres of land.

Budd told council Moncton Industrial Development has a lineup of businesses in need of industrial land and the development’s proximity to the highway and the Greater Moncton Airport makes it a hot commodity.

Over 8,000 people are currently employed in Moncton’s industrial parks, according to a city report. It notes that approving the industrial park at this location may provide a net benefit to the City of $27.96 million over 25 years.

Council approved recommendations on Monday evening to move forward with the process, and the next steps are a public presentation on March 21, a public hearing on May 2, and that by-Laws be referred to the Planning Advisory Committee for their input.
The title of the article is an unintended misnomer. While the land MID has purchased extends to Shediac Road, phase one of the development will only parallel Highway 15 with access both from the highway and from Harrisville Blvd via Babineau Street. It won't be until later phases of development that the park will impact Shediac Road in any way.



I note that the attached image does show an overpass on Highway 15 at the airport exit, but not a full interchange. It does appear that westbound traffic on the 15 will have access to the airport however via the new offramp to be built just to the west of the proposed overpass, by turning right and backtracking on Babineau and then turning right again onto the airport overpass. This would certainly be an improvement over the current situation.

I see they used an old overhead shot, as it shows traffic lights at the offramp intersection with Harrisville/Dieppe Blvd.

I think we will soon see the development of some service related businesses (like fast food) on the corner of Harrisville and Babineau to service this expanding neighbourhood, especially the hungry workers of this industrial park as it builds out.

Are those two separate overpasses for east and westbound lanes? I hope so because it looks like no effort was put into avoiding or realigning the rail line. I sure hope we don't end up with still having an at-grade rail crossing after this.

My solution would have eliminated the at grade rail crossing. Unfortunately, I think the solution being proposed will keep the at grade rail crossing in place.

It is difficult to tell from the image however. I see that there will be a public hearing on March 2nd. This question should be brought up.........

EDIT - Actually, at second glance, I do think that there will be eastbound and westbound overpasses on the 15, meaning the elimination of the at grade rail crossing. I hope this is the case. To do otherwise would be nonsensical.

Based on that diagram, the rail line would 1) have to be moved or 2) tunnelled in some way as it can't remain a level crossing with an overpass right there. Would it go THROUGH the overpass build-up and then cross the highway RIGHT after? Seems even more dangerous than now (train coming out of a blind tunnel).

Not dangerous if you just look for the flashing lights rather than the train, that's why they are there. There are an uncountable number of railway crossings in North America where you can't see the trains coming, the flashing lights and bells warn you. I'd say the overpass will be high enough for the trains to go underneath or the line would be removed. I do believe though that if the customer is still being served that laws dictate the rail line can't be removed stranding the customer.

Indeed - the CBC article is much more complete and more accurate.

The site plan posted above showing the initial street configuration is in fact quite old (from 2010), and is completely inaccurate. That site plan was included in both the T&T and 91.9 FM articles regarding the industrial park announcement. Here is the actual site plan from the CBC article:



The new park will be built in three phases, consisting of 241 acres, yielding 44 building lots. The lots will range in size from 2.2 acres to 8.5 acres. The connection to Babineau Street will not occur until phase 3, therefore initial access to the park will indeed be off Shediac Road.

They want to get as much work done this year as possible to allow the first businesses to break ground in 2023.

As for the connector to the airport and proposed overpass over Route 15:

The city has sought input from the provincial government since the proposed industrial park is near where long-term plans call for new exit ramps and overpass linking the westbound lanes of Route 15 to the airport.

Budd said the city expects to have input from the province prior to the future council meetings.

"We want to make sure however that as the land develops, we don't impede the province's ability to build that crossing," Budd said, emphasizing that infrastructure would be the province's responsibility.
I would imagine the province will be as disinclined as usual to being cooperative with the city regarding the expense of new overpasses and the elimination of the at grade railway crossing. This will undoubtedly be the main sticking point to this entire plan as the city and province engage in an elaborate game of chicken over the course of the next 5-7 years.

A second sticking point is that full build out of this development will require adjustments to the city's municipal service boundary, but since this process is entirely under city control, this should be more easily accomplished than the Route 15 overpass and highway access.

I see that they have the bridge and the on/off ramps away from the tracks. Also the outer limit of the park only borders the track as well. Good to see there won't be any major issues here. If I see that correctly.

New tenant for the Granite Centre plaza: Boustan, a very well-known Lebanese restaurant from Montréal that has been around since the 80s. It's the first one in Atlantic Canada as far as I know.

I used to go to their original location quite often back in the early 2000s before it was sold and turned into a franchise. No idea if it's still as good as it was then, but if so Mezza will have serious competition in that part of town.

I hope the industrial park allows for an eventual pair of rail overpasses. NB should really prioritize eliminating both of those.
