Thanks to both of you, interesting. I presume the protected area is the two PANs listed as berry fields, but not the long one labeled 'DRAMMEN DR - BEHIND' or the one touching Regiment Creek 'RING RD (SOUTH OF)'.

I wonder if the proposed McAdam Street/N'asis Memorial school replacement announced last fall could be built in the area designated "various low-density residential"? Would be a catalyst for development there. Not that far from McAdam Street.

Yeah, I think so, from what I can tell from the Trail Map Download on the nature preserve site I linked, the nature preserve is pretty much PAN 00531603.

Thanks for the insight guys. You'd think they would just build the new school elsewhere on 00529004 (127 McAdam) and rebuild the recreational area after, like Seaside Park Elementary.

That would be the logical thing to do, I think. I do wonder if they'll instead move it to somewhere in the Brookside area, since that part of the city is growing while this area is stagnant.

I have no insider info but the general theme in Fredericton is to leverage new schools to bring unserviced areas of the city online. This was specifically done with Leo Hayes High School. Once the school location is confirmed, plans by both the city and developers go into planning overdrive, especially residential, as many folks like to be within a reasonable vicinity of a school. The area i mentioned above would suit that definition

Looks like site prep has started on the apartment buildings at the former rail yards on York street. Heavy equipment on site and some clearing/grubbing started.

The February PAC agenda is rather light this month. The major item is for a proposed 6 story commercial/residential development at 527 Dundonald

That Gemtec proposal is a bit underwhelming too. Was kind of hoping for a mixed-use development on that property.

Agreed. Not turning away development but as you say a mixed-use development would be better in this area. The proposed project might be better suited in an industrial park IMHO

It's a trailer park, what's weird about it? Beats an apartment block people don't even equity or friends/neighbours in.

EDIT- seems to be an extension of Burns St. Per Mapquest, Shannon to its north must have filled out: 10 lots are empty on Shannon in MapQuest, and the imagery must be from 2019 or later. PAOL does not even have it subdivided yet (PAN is the gigantic 06809274).

I don't recall seeing many growing trailer parks in NB, so this is interesting.

Debatable whether people build useful equity in a leased-lot trailer park.

Looks like it's mostly 'mini home and lot' in PAOL on Shannon St, and recent sale prices in the $200K range. That's not bad at all.

That part of Brookside West is actually pretty well zoned for a mix of housing, even if sprawl is sprawl. The layout of Heron Springs also accounts for connecting streets into future adjacent developments, which is more than I can say for many subdivisions in Fredericton. Also, the curved boundary of Heron Springs exists because the city has a ROW to build an arterial road from Brookside to McLeod Hill right along the edge of it.

I remember years and years ago they used to take pictures of properties and subdivisions, print them off into big frames and sell them at malls.
