I do hope they put a multi use trail in. Seems a bit silly (but typical) to spend so much money making the lower part of Brookside a "complete street" only to dump cyclists onto the busiest section without any protection. Honestly they should put a multi use trail all the way out to Killarney Lake Park.

This is a provincial project. City is responsible for sidewalks and will tackle that in due time. In the meantime the western sidewalk works fine

Wouldn't surprise me if they do it when they need to do water and sewer farther up the street. But that may be years away.

In the mean time, yeah. The new parts of Brookside are amazing for biking with my son, down to the trail and across town that way. But coming back up toward the mall on the way back once it ends is... not great. Kids and that kind of traffic without a bike lane don't mix super well.

Here's the province's plan for what's being built this year:



and the city's original plan for the entire Brookside project: https://www.fredericton.ca/sites/default/files/brookside_complete_street.pdf

As you can see from marker #7 on the city's PDF, the complete street stops at Douglas Avenue forcing bike and pedestrian traffic to cross and use the multi-use path on only the west side of the street. This is disappointing, but not a big problem.

PAC approved the 2 x 5 story apartment buildings proposed for 49 Forest Hill Road. Total of 178 units. Will now go to council. The plan is to start construction this summer. Completion to take 2 years

Rumour from the Retail Talk and Share site:

Apparently the Le Chateau space is being combined with the old Aldo space and the current Sunglasses Hut (maybe) to make a single space for an incoming tenant. No clue who it is.

This location is at the end of the central corridor, looking over the food court, so it's a really high traffic location.

*Edit* More chatter from that FB post.

* Sunglasses Hut may not be involved, they'll just get a renovation.
* The old Aldo space is being combined with the Le Chateau space.
* Main entrance is probably going to be on the Chateau side, since that's the higher traffic corridor.

Great news. That seems like a challenging lot to build on. It's interesting how quickly that small area will have densified in just 3-4 years – over 300 new units.

Yes...BTW the Dundonald St proposal was deferred. Not sure of the reasoning but I am assuming it will be up next month

The large York Street (380-390 York street aka the former railway land) proposed commercial/residential project was approved by City Council this evening with 3rd and final reading.

Full speed ahead on this one

Nice. The radio was saying it was approved as well this morning.

Guess we should set up another project thread for it soon. 2 10 story + others developments would warrant it.

$186.5M in total development, a new record
$134.7M in residential, a new record
$21M in commercial
$29M government
$1.1M institutional

101 single detached dwelling starts
698 multiple unit starts, a new record

799 total residential unit starts, a new record

This is good stuff. Based on the plans for 2022, expect to crack the $200M mark this year. Bottom line is that unless the pandemic makes a turn for the worse, 2022 will be another record year in Freddy

Yeah, I don't see residential slowing down and the courthouse should be a good boost to the numbers.

Another interesting thing: The Rookwood Ave/Waggoner's Lane development will have many units that are designated as affordable under the new CMHC program. Because this program didn't exist during the approval process they're not getting the density bonus for including affordable housing. I wonder if we'll see the second phase revised with more units?

Interesting. I think the second phase is already asking to drop the retail portion for the first floor; so they may squeeze some more units in there.

I've been looking at the Fredericton Ring Road and am really wondering why the last corner of the city inside it has never filled in. Specifically, the area between what PAOL tells me is a strawberry farm, Ring Rd, Regiment Creek, Mandresa, and the old rail line. Is it extremely waterlogged? It doesn't look protected or anything. There is a swampy area visible.

Someone bought 25 Bamberg and the land at the west end of Mandresa kitty-corner to it last April. Same day, must be same buyer.

Large portions of that swath of land are in fact wetlands, including the mouth of Regiment Creek, which empties into the Nashwaaksis Stream, and the Sunset U-Pick is very popular, and so still successful and potentially protected. This really only leaves an L-shaped piece of land open to development including the Manresa lot. These spots are currently zoned for a mix of single-detached, narrow-lot and semi-detached housing.
