City OKs Houston Developer’s Request for Balconies on Mixed-Use Project

Austin (Travis County) — The city entered into a development agreement with a Houston-based developer that will allow for balconies on a mixed-use project, at a recent city council meeting.

The agreement allowing permanent aerial encroachments onto public right-of-way affects approximately 494 square feet above the frontage of Mueller Boulevard and E. 51st St.

The project, Austin Modern Lofts, is a mix of multifamily with ground floor retail in the city’s Mueller Town District, a transit-oriented community.

The 0.97 acre (42,427 square foot) property is undeveloped and located at 5025 Mueller Boulevard at the intersection of Mueller Boulevard and East 51st Street.

Of the 31 residential units, two will be available at 80% of the median family income, as per the Mueller PUD requirements. This project is providing the long-anticipated wrap for the AISD Performing Arts Center parking garage.

This is actually turning into one of my favorite parts of town.

Ive got a few friends that live in the area and now that we've got a kiddo I'm starting to get the appeal. Not going to move from Zilker mind you, but its really nice to be able to walk to so many parks and entertainment.

This year, the neighborhood fashioned out of the former Robert Mueller airport celebrates the 18th anniversary of its master development agreement between the City of Austin and developers Catellus, which began the 700-acre transformation of the site into a Central Austin destination with numerous housing types, commercial space, and a celebrated New Urbanist sensibility that makes the planned district unlike anything else in the city. It’s also not quite done.

It just didn't bubble up high enough in the selection process.

It's getting not one but two metrorapid routes (of the 3/4 funded new routes), so it's not like it's not getting investments.

I think there's a few factors working against it.
1. It's actually close enough to downtown that light rail has fewer benefits (as far as faster trips, etc.) over and above BRT type service.
2. If you run rail to Mueller, then where. There's not much beyond it as far as job centers go (at least not yet), or high density residential (mostly single family).
Maybe long term run to Mueller and then cut back over to Cameron and run up it?

According to the PC funding, we'll get the Gold line before anything else. Personally I'd then advocate for the spur of the orange/extension of the blue over to Domain/Broadmoor/Q2/North Burnet. Then start hitting the other metrorapid corridors.

That's assuming the original handwaving about ART buses still doesn't pan out for a while. If it does, Gold Line could be our last.

Making the orange/blue go to the Domain seems pointless given that the red line is already there.. it'd make more sense to just make the red line less 🞵🞵🞵🞵🞵🞵 (double tracking, more trains, maybe even electrify it?) and then people can ride the red line to Crestview and connect to orange/blue from there.

For Mueller, a connector rail up 51st/45th to the triangle and beyond would be cool. (I selfishly write as someone who lives in that area). Agree with you as far as rail from Mueller to downtown goes. it's a shame the red line doesn't go through there, but I suppose that would make its route even more convoluted.
