You are speaking my language. I've been wondering when those apartments as well as that CVS would be incorporated into a larger development around Loro. It's amazing to me that as much as South Lamar has going in, the best spots are still up for development. Both Oltorf and Bluebonnet can become major mixed use areas within about a quarter mile of each other.

They did a similar project on an empty lot between the Goodwill on N Lamar and the intersection of N Lamar and Koenig, which gets extremely busy. I’m not sure if it’s fully occupied but it doesn’t seem like the busy intersection is keeping people from leasing.

I don't think the location on Lamar/Koenig is a big deal, especially because getting in and out is still relatively easy there. However I do think the empty retail spot in that building will be a tough sell for most businesses given that there isn't a lot of foot traffic by the door. I think this was a great use of less than ideal land.

A busy highway intersection accessible only by access roads is a way less desirable place to live IMO. That one is more of a "I guess it's better than nothing?" kind of use. I think a good north Austin comparison would be the Lamar/183 intersection.

The only way to make that parcel into something desirable would be to have it facing a redeveloped strip mall to the north that has been transformed into something mixed use with attractive landscaping.

I mean, I think they would have to get rid of the ramp from the Ben White frontage to North Lamar for that strip to be very desirable.

Going through it … 201 Multi Family 297 parking spots … is the 20,000+ sq ft of retail still there ... because I'm struggling to find it. Would be hugely bummed if that was lost.

Page 9 shows a retail and restaurant fronting Lamar.

I'm seeing about 15K feet + leasing office.

Thanks for pointing that out. I'm seeing it now. Good to see, but maybe I'm just greedy and want even more. It's probably key for them to front South Lamar, as the apartments going in behind this building won't be huge either, and there's not a ton of traffic there. Nonetheless, still would like to see it.

There is a creek between them as well.

I think the larger commercial use square footage includes the leasing center. Still - I'll take this over the thing that went in across the street.

CVS is closing 900 stores nationwide that are "not up to standard" that they want.

I *believe* they own the whole shopping center on Lamar/Oltorf - that is a big site that could make for a nice apartment complex.

Pure speculation, but I've been told by a real estate investor who owns some commercial property nearby that its been slated for development for a while.

The demolition and rebuilding of the H-E-B store at South Congress Avenue and Oltorf Street in Austin start early next year, the company said Thursday.

H-E-B had planned to close the South Congress H-E-B in March 2020 for the project. The building was to be demolished to make way for a multi-level store with underground parking, a beer garden, a food hall and a stage for live music.
