I don't think the location on Lamar/Koenig is a big deal, especially because getting in and out is still relatively easy there. However I do think the empty retail spot in that building will be a tough sell for most businesses given that there isn't a lot of foot traffic by the door. I think this was a great use of less than ideal land.
A busy highway intersection accessible only by access roads is a way less desirable place to live IMO. That one is more of a "I guess it's better than nothing?" kind of use. I think a good north Austin comparison would be the Lamar/183 intersection.
