We have several upcoming projects that incorporate this concept in different ways. One such project is a downtown multi-family high-rise development that sits directly across from a public park. The project is in early design stages, but we are planning to connect the public park as part of the street-level experience of the development.

Additionally, we have other downtown projects that face streets slated to be part of the future rail line infrastructure plan called Project Connect.

speaking of Avenue Lofts: Owners are close to deciding to sell. From a resident/friend.. there are a few law suits still at bay.... but looks like it will happen soon.

Just wanted to point out that East Ave is just popping right now. Vesper, Fairfield Inn, Cambria, and the new electrical substation are going great guns at the moment. Of course Natiivo and 44 East are just now finishing up. And I'm convinced the River St Residences aren't kicking off now because all the construction workers need a place to park.

Regarding the proposed pedestrian centered promenade on 4th. I think it would be great if something similar was done on Congress Ave between 3rd/4th and the Capitol. One of the drawings in the article sort of hints at something like that, but that might just be a pipe dream. I hope that it gets some consideration though.

Looks like it's gonna have ground floor retail. Might be a good location for a skateboard shop.

"The developer of the massive Hudson Yards project in New York City has agreed to acquire a ground lease at the intersection of Third Street and Congress Avenue in downtown Austin, potentially leading to a skyscraper development, according to sources close to the matter."

"New York-based The Related Companies LP on Dec. 2 entered into an agreement with Cypress Invest, an affiliate of Austin-based Cypress Real Estate Advisors Inc., to acquire the ground lease at 101 W. Third St., a parking lot just north of The Austonian condo skyscraper."

....."The deal could still take months to finalize, and there is still a chance it does not happen. If it comes to fruition, the parking lot could be turned into a massive tower. The site is zoned up to 1.3 million square feet of development, a source said."

How many SF is the Austonian? What's the subject lot size (3rd & Congress)?

Yes, this could be a really big tower.

Wiki says 590,870. No idea what the lot size is.

I used Sketchup to very roughly guesstimate the area of the lot at approximately 23,000 sq ft, divided into 1.3m sq ft equals about 56 floors, but that's without any setbacks whatsoever

Where would they be getting this 1.3 million figure from? As has been stated, that would be a FAR of like 56. The Austonian is 18. I thought the limit was 25, but apparently The Modern at 90 Rainey will have a FAR of 32. So how does this work? And how would the site have a FAR of 56?

The site would not have a FAR of 56:1. The sites with a FAR greater than 25:1 got it through a Zoning Change.

That tower is due for a full remodel soon. Its a prime location and its upstairs ballroom is probably the best view of DT in the city but its SUPER dated.

I could see something like the LINE happening in that spot in the next 10 years once more of the South Shore vision kicks in and that area becomes a tad more desirable to stay in
