I do like 2x ground floor retail spaces & the sidewalks with benches/greenery, should help improve that intersection.
And this new render just posted above gives me hopes that this COULD potentially look really good, especially as the "brown" looks like reflective metal in more of a bronze or gold colour (I was expecting shit-brown bricks when I saw the first picture).
Although the typical bait-and-switch and Claridge's track record does scare me..

Hopeless. Claridge is just so bad at making things. They can hire whoever they want to put a proposal together, it's going to be horrendous regardless. And with the city essentially rubber stamping everything they do, there is zero hope we'll see anything different. 6 floors of above ground parking is beyond sad.

The condos at Bank and Laurier are five above-ground levels of parking, with just one retail space shared with loading docks/ramps, plus more levels below grade (not sure how many). So perhaps a 7-9 level garage? Just depends if you make 'em look like condos as well.

This is pretty terrible. 459 residential units with 385 car parking spots, 6 levels of which are above grade? This is literally right beside a transit station! If we can't reduce parking to as close to 0 right beside the transit station, then there is no hope for good TOD in this city. The people aren't going to take transit if they can drive everywhere, and traffic will probably get bad.
Those above ground parking levels could be more apartments and move retail space.

Yeah, I know the building at Bank and Laurier well and that one is also bad. The first 5 floors are permanently dead. It would be upsetting anywhere but especially sad on a major street like Bank.

we've unfortunately reached a low point of transit reliability. Maybe if Carling had a BRT/LRT, and the Otrain was double tracked? The city appears at a crossroads where it needs to decide whether it wants effective transit or not.
I don't know if there's any studies on this but I would guess that public trust in OCTranspo has cratered.
look at all the people complaining about this proposal. have you guys ever seeen the architecture in Ottawa, all the post 1950s buildings look like slums. atleast this is something different.
I didn't know the future context included 45'ers even 55'ers on holland and scott at tunneys?? I love all the renders my only itch is that none of them include the project on Beech.

I wonder if those parking spots could be easily converted to commercial space in the future if private car ownership drop (as some predict with robotaxis etc) beyond 2030. The need for parking spaces is a function of market demand, no point in building this size with 100 parking spaces, they won't see the units because of this
Claridge Homes is proposing the development of a 60-storey mixed-use building with 459 residential units and 385 vehicle parking spaces and 230 bicycle spaces at 829 Carling Avenue. The main residential entrance will be located along the Preston Street frontage, with the ground floor also featuring amenity space, a mail room, and a property management office. Two retail units will also be located on the ground floor with one fronting onto Preston Street and the other fronting Carling Avenue.
The proposed development includes an amenity floor at the 8th level of the building. This floor will provide 854 square metres of amenity space to residents. This floor includes a patio, pool and associated facilities, theatre room, entertainment and meeting rooms as well as a gym and fitness studios.
Vehicle parking will be provided within a parking garage located below ground as well as above ground in levels two through seven. The parking garage will be accessed off of Sidney Street, which will also act as the access for garbage collection and residential loading.
If you're going to go this tall, make it an excellent piece of architecture. And don't build above ground parking or any parking when your site is beside a rapid transit station.
The parking is the main issue. For better or worse a simple design for a claridge building is going to be for the best. If the metal paneling and glazing is decent it will still make a strong impression. The parking is unfortunate, hopefully they can at least chop it down in return for letting them have parking at all.
With a few more renderings I dislike this one less. Particularly this one has me hopeful maybe they can pull this one off.....much simpler than Icon so hopefully more in Claridge's wheelhouse.

The way you know the renderings are meaningless and that Claridge doesn't give a shit about their accuracy is that *even in this rendering* they show Icon as having curved class balcony enclosures with high quality glazing. That's brazen. People can just walk outside and look with their eyes to verify that the building on the right doesn't look anything like that and yet they still have the chutzpah to gaslight people!
