Does Hyatt Centric Denver have a chance to survive and thrive?

Note: Ryan/DenverInfill has posted a great update with his usually terrific exterior photos.

Welcome to Hyatt Centric Downtown Denver

Hyatt Centric branding strategy (2015)

New, Full Service Lifestyle Brand to Serve Business and Leisure Travelers in Key Cities Around the World

Hyatt Centric is a brand of full service lifestyle hotels located in prime destinations. Created for millennial-minded travelers who want to be in the middle of the action, Hyatt Centric hotels are thoughtfully designed to enable exploration and discovery. The lobby lounge is a launch pad providing guests with information about the most sought after food, nightlife and activities the destination has to offer.
https://www.scrapehero.com/location-reports/Hyatt%20Centric-USA/
Quote:
There are 27 Hyatt Centric locations in the United States as of August 04, 2021. The state with the most number of Hyatt Centric locations in the US is Florida, with 4 locations...
There are also Hyatt Centric locations in Europe and Asia.

Hyatt Centric would compete against AC Hotels (Marriott) for example with Hyatt Centric being 'full service' while AC Hotels is limited service.

However, Hyatt’s branding is designed to attract customers who are willing to spend more. Hyatt’s 200,000 rooms are more specialized and designed to give high quality experiences, while Hilton and Marriott focus more on the average traveler and less on leisure.
Denver hasn't had that many Hyatt branded hotels. The new Thompson Hotel in LoDo will add another Luxury Hyatt brand.

Hyatt Centric seems nicely located and well positioned to cater to the business traveler that wants less than luxury as well as the leisure traveler that wants something nicer than than the cheapest room available.

Originally, I just figured this would be a blah parking lot filler. As you suggest this ended up with an elegant flair. I happen to read Milendar White's construction summary. Pretty interesting.

Was not familiar with Magna Hospitality which is understandable given they're a Rhode Island firm - not necessarily large but capable. They've been busy over the last year according to The Real Deal.

A New England private investment firm is quickly becoming the biggest vulture feasting on New York City’s distressed hotels.

Magna Hospitality Group is acquiring two Manhattan hotels with more than 460 rooms between them, as the owners walk away from the struggling properties, sources familiar with the transactions told The Real Deal.

In just a few weeks, Magna has added 800 rooms to its portfolio at a time when the hospitality sector is experiencing what many believe is its worst crisis ever.
In one deal they got a 41% percent discount from what a REIT had paid 18 months earlier.

Denver, OTOH, gets a nice gem of a surprise.

Your Weekend Assignment

It's one thing to love Denver; to know and love Colorado is a whole higher level and this is the time of year when you don't have to go far to enjoy the Aspens. So if you're young and restless but a relative Virgin to the Rockies then it's time to drive.

My favorite route was the Peak to Peak Byway: reference HERE and HERE. I preferred this route to I-70 but if you can afford more time then by all means go to Breckenridge/Summit County or even Glenwood Springs/Aspen. The Peak-to-Peak can be done in one day; making it an overnighter makes it easier and more relaxing but either which way it's worth the effort.

Here I Am

(Just Kidding)

Source

Packing a lunch is a good idea. You absolutely want to stop, hike, pee in the bushes and eat something with all the bugs along the way. Otherwise, what's the point. Or at least stop along the way at a small town restaurant to break up the drive.

And if not this weekend then go next weekend.

funny you say that considering we have three "Hyatt" branded hotels within blocks of each other: the massive Hyatt Regency, the huge Grand Hyatt, and the large Hyatt Place. And now a Hyatt Centric. You can walk to all four within a single mile. And if you consider the Hyatt Place is actually dual-branded with Hyatt House, that is FIVE Hyatt branded hotels within a single mile.

What Denver is lacking is the "Marriott" branded hotel. Maybe soon to be built?

Hyatt Centric was a nice addition though, love the look.

Re NWC and CSU Spur:

Glad to hear the news; it's things like this that make me excited for when they bring back the Stock Show.

Re Golden Triangle:

Great news about 1199 Bannock and 1115 Acoma, and I'm excited to see the plans. I'm surprised (in a good way) that they allowed 2 30-floor high-rises in that area.

Re Hyatt Centric:

Thanks for the awesome posts and photos.

On one hand, part of me wishes that something taller was built on that site. On the other hand, I'll take just about anything over that awful parking lot, and the finished product looks better than the render (a rarity), so all in all this is a win for downtown. I hope that between this one and other projects like Block 176, One River North, and Evolve Towers, that we're seeing a trend towards better-looking high-rises.

With reference to depth your point is spot on. There are lots of Hyatt Hotel rooms especially in downtown. I was speaking to the various brands so more about breadth as apposed to depth.

More generally (since I currently reside where the urban areas are more dispersed) in Scottsdale it sometimes feels like there are more hotel (rooms) than apartments. It's also typical to find Marriott brands in pairs where a Courtyard (for example) is paired with a lower price point hotel like Springhill. A lot of the Marriott brands will include "By Marriott" as a part of their name but many don't.

With respect to Denver (greater downtown area) Marriott brands include:
  • Le Meridien Denver Downtown
  • SpringHill Suites Denver Downtown
  • JW Marriott Denver Cherry Creek
  • AC Hotel Denver Downtown
  • MOXY Denver Cherry Creek
  • The Brown Palace Hotel and Spa, Autograph Collection
  • Renaissance Denver Downtown City Center Hotel
  • The Westin Denver Downtown
  • Courtyard Denver Cherry Creek
  • Courtyard Denver Downtown
  • The Jacquard, Autograph Collection
  • Sheraton Denver Downtown Hotel
  • Residence Inn Denver City Center
  • Fairfield Inn by Marriott Denver Downtown
  • Magnolia Hotel Denver, A Tribute Portfolio Hotel
There's a few more if you include Central Park.

It's true that the pending Marriott across from the CCC will actually carry the Marriott name which is more along the lines that you were thinking, I suspect.

The way you know if it's a Marriott-owned flag or not is you open up the drawer by the bed, and if there's a Bible and a Book of Mormon, that means it's Marriott. Easy

And if you open the drawer and find a used hypodermic needle and a cockroach you're in an IHG-flag.

yes, branded as in cattle, carrying the mark. Corporations buy and merge, but they still have a namesake brand. Anyway, I found your list interesting, Marriott does have great depth of other brands, and I didn't know the bible thing, so thank you both!

This would replace the parking lot on right side of this image.

According to BusinessDen, this will be HQ Mortenson Company:

Exactly, it's unfathomable that Marriott missed out on the past decade of boom in Denver by not having a flagship in Downtown Denver.

I'm actually still surprised that the only JW in Denver is out in Cherry Creek.

I believe the now Hilton at 18th and California was a Marriott previously…but Hilton took it over maybe 5ish years ago?

Agree that Arapahoe's branding point is well taken. Aren't hotel brands more of a developer decision? Despite the downtown boom over the last decade there weren't really any flagship-worthy hotels built in downtown.

Marriott broke the bank when it acquired Starwood Sept. 2019. https://www.cnbc.com/2016/09/23/marriott-buys-starwood-becoming-worlds-largest-hotel-chain.html
Quote:
Marriott International closed Friday morning on its $13 billion acquisition of Starwood Hotels & Resorts Worldwide, bringing together its Marriott, Courtyard and Ritz Carlton brands with Starwood’s Sheraton, Westin, W and St. Regis properties.

In total, 30 hotel brands now fall under the Marriott umbrella to create the largest hotel chain in the world with more than 5,800 properties and 1.1 million rooms in more than 110 countries. That’s more than 1 out of every 15 hotel rooms around the globe.
Many of the acquired brands were well-known on their own name.

That is rather interesting. Even though the brand was created in 1984 as a luxury brand it didn't expand that rapidly.

There's only two in Phoenix/Scottsdale but one is known by its long-time name of Scottsdale Camelback Inn & Resort while the other is a mega 1,000 room+ JW Marriott resort/hotel. One of Austin's two convention hotels is a JW Marriott.

Very Interesting

Thanks! I didn't bother to check but I was thinking....

I also just realized that in all of Phoenix plain Marriot flags are uneventful. The prominent Marriott brands are either JW, the Westin, standard-sized Courtyard's; there's only one W, a higher end "party" hotel. The same applies to Hyatt except their hotels include the Hyatt name along with individual branding with "Regency" and "Grand" being more prominent.

Thanks for sharing, definitely excited to see progress on this. Just adding the planters with the Oak trees has already made a big improvement to a block of 21st St. This would be another transformational project for Arapahoe Square plus augment many other neighborhoods.

FWIW nobody was more enthusiastic about the pop-up park on 21st Street back in 2017 than I was.

Courtesy Andrew Kenney/Denverite

For those that might have missed the trial run Denverite's Andrew Kenney did a nice piece on the "The Square on 21st."

"We" also played with a sexier version and for those familiar with the name of Dan Malouff, he nicely demonstrated my thinking back in 2018.

The inspiration for the 5280 Trail came via the Cultural Trail in Indianapolis. I also picked up on Tami Door's thinking from the PBS article.
Quote:
As for funding, DDP officials said the 5280 Trail will come to fruition through a combination of public and private dollars. Door said that “hundreds of thousands of dollars” from the private sector have already been put forward for early planning and exploratory trips to other cities like Indianapolis.

“Here’s the power of that: Once the public starts to see what something really looks like, the private dollars start to come faster and faster,” Door said. “Especially people who have investments in different neighborhoods and they’re excited to bring the trail to their neighborhood.”

Presently, no money has been identified for the actual construction of the 21st Street segment, but Door isn't worried.
