again? signage on the doors says it opens sept 7. which is tuesday.

High density vs low density is more important next to transit nodes than residential vs. office/commercial.

I'd debate that. A mix of uses, especially of higher density employment like office space, means there are transit users getting off the trains creating space for more people to get on. If every station has only residential development, and one high density employment hub, it's very hard to service the closer in stations with adequate transit service. If the residential densities are really high, it can make things worse. That's why a mix of uses (even if the individual buildings aren't necessarily mixed-use) has distinct benefits.

As for density; The Amazing Brentwood will be, at most, a not-quite-so-amazing 5.53 FAR, and probably less than that unless they decide to put some serious office space into the later phases of development.

I took a quick look back and the old press releases said '10 towers inc 2 office towers'. Has that changed and / or is that enough to count as serious office space?

I think that's still the intent, but obviously we haven't seen the intent turn into something concrete yet. As far as I can see Shape have no office space in their portfolio; only retail, so it will be a new venture for them. As we know from their Lougheed rezoning, while the zoning permits 6 FAR of commercial, they're currently intending 1.5 FAR, and much of that is retail space, and up to now there hasn't been a focus on building the commercial space (other than retail) alongside the first residential towers in their two Burnaby schemes. I'm not sure how the zoning works in Burnaby; whether they have to deliver some of the commercial space in order to be able to build later residential towers. If so, that's obviously an incentive.

The description on their website doesn't create much confidence: "At a rare 28-acre site connected to rapid transit, The Amazing Brentwood will be a complete, walkable neighbourhood that elevates the standard for urban design and quality of life in the region. An on-site SkyTrain station will connect residents and visitors to a signature public plaza filled with festivals, markets and seasonal events. Wide, tree-lined boulevards will feature the region’s top selection of restaurants and merchants. And 11 residential towers will crown the property, bringing thousands of citizens downstairs to shop, dine, work and experience The Amazing Brentwood every day."

No mention of office there; and the floorspace table says 1,100,000 sq. ft. retail, 4,500,000 sq. ft. residential (6,000 units), Up to 1,000,000 sq. ft. office. Notice the 'up to'?

The current floorplans show office use at the north end of the mall where the presentation centre/Zellers is/was. It's a slab with a kink in the middle and there looks to be an elevator bank with 6 elevators, so probably in the 15 storey office range. No announcements though.

Previous plans showed an office tower at the mall entrance that lines up with east mews where the BMO is located.

On my social media I often see random pics of these towers and the shopping area from various different people.

Interesting how so many seem to enjoy tall towers, even though Vancouver acts so afraid of them.

The mid year 2021 Avison Young Report now says "The Amazing Brentwood (phase 2) sf TBD: timing - Planning.

So they're not now necessarily building 300,000 sq. ft. of office, and there's no timeframe.

is the rezong signage up outside tower 3 for something specific? is it for the BC Cannabis Store or something else? I haven't had a chance to read it. And will WeWork still be moving in?

The only noteworthy thing about this McDonald's is its very inconvenient location one level below everything else. I was surprised by how cumbersome it is to access. You really need to crave those mass-produced burgers to make the effort to find the entrance.
