While I doubt it’s still relevant I believe the initial render for the Pemby development is on the OP here, labelled “South Towers”

It looked to good to be true.
That part of Pembina needs something for sure.
Hopefully the 12 floor structure looks better than the average Krap we see get built so often.
Perhaps get this built Downtown?
Add a few floors?
Somewhere near Main & Graham area?
Or the many parking lots within a few blocks of The RBC Convention centre?

Any pics of what is left behind of 800 Main St?

Not sure if mentioned but the empty lot at Markham and Gull Lake in Waverley Heights is asking to be re-zoned large. Richard Wintrup is the developer and local residents are not happy with the proposal of two buildings, one 4 stories and one 10 stories.

The 10 story one is excessive for the area for sure.

180 Units 155 parking stalls. Traffic estimated to increase 32% on Markham.

Residents want to lobby against it.

^ 10 storeys seems like hardly anything worth getting worked up about.

But just to clarify, Richard Wintrup is a planning firm acting on behalf of the developer, not the actual developer.

We’ve spent most of the summer in Ottawa, which is a jungle of construction cranes, even in these sorts of single family areas. Ten, twenty and more floors next to suburban bungalows. The new tallest is one of them. Seems to work out great and makes for nicer neighbourhoods. No need to fret about the traffic — it’ll sort itself. Winnipeg NIMBYS would lose their shit with proper, non-political zoning approvals.

I think this is totally reasonable being so close to the U of M and being adjacent to Markham station on the rapid transitway.

That plot of land was always meant to be a park and ride. I dont disagree that development makes sense with its proximity to the transitway. I do think two buildings, one being 10 stories in the middle of a neighborhood like that could be excessive. It would tower over everything around it, everything being single family homes, sidexsides and 3 story apartment buildings.

The 4 story building, I wouldnt have an issue with. I actually live in the neighbourhood but further down chancellor so I dont really have a dog in the fight but I understand the concerns of residents who live closer.

The opposition is silly. There is an 8 storey building 650 ft away. The 10 storey building will be sandwiched up against the rail line and all the traffic will go east through the 700 ft of neighborhood before it hits the commercial along Pembina (3 storey apartment buildings). I highly doubt any of the new residents will travel west into the SFD of the existing neighborhood.

If anything you'd think it'd muffle the sound from the trains and BRT.

Edit: I guess that's where they had to build the big wall for the trains, so perhaps not.

having a large building right at the station will drive way more transit usage than a park and ride.

the park and ride strategy was never going to work. you have to target people who choose proximity to transit, not those who have already chosen to live in places that are totally unserved by transit. you just can't convince the average bridgwater resident that it's worth doubling their commute time (from 20 minutes drive to ~40 minutes by bus) to save a couple hundred bucks in gas and downtown parking (minus monthly transit pass), particularly when most suburban commuters to downtown offices have their parking paid by their employers...
