Spent some time in SLC this weekend. I've got to say, I was really impressed both by how much is going on there but also by seemingly very high quality architecture. Reminds me of Denver in the 90's on the up and up. Kudos to SLC for an amazing tree canopy in their downtown as compared to Denver. Not really any visible homeless presence either which was somewhat encouraging to what Denver might be able to do.

I've still never made it to SLC somehow. But I spent most of last week in New York and while it goes without saying that they're in a different league, I was particularly impressed with how there are so many small residential infill buildings built all over the place on small lots with not too many units. Even though they are often taller than the older strucutres around, they don't stick out as much given the smaller footprint and their facades/building materials are a lot less objectionable. While NIMBYs and FUGLYs are gonna do their thing, if we could transport NYC incremental missing middle even the less flashy stuff from unfashionable outer borough neighborhoods, I think there'd be a lot less objection. I was impressed with the amount of incremental development going on where 5-6 story buildings are popping in 2-3 story dominated neighborhoods, and we're talking more distant parts of town like Sunset Park. Goes to show that if zoning regs were different, we could build more than just land barges and luxury duplexes here in Denver.

Also, I've always been perplexed at how East Coast cities seem to manage homelessness much better than Western US ones, but this time I was just shocked especially after things have gotten much more severe here in Denver over the last 2 years or so. Five days running all over every borough except for the Bronx (made it to Inwood, a stone's throw away), and I hardly encountered any visible homeless folks, and zero aggressive type homeless. NYC has the right to shelter, which is probably why you don't see tents there. I don't have any policy prescriptions, but after not traveling for almost two years and having downtown Denver be my primary urban environment for a long while, going somewhere urban without tent cities and zero incidents of being sketched out in a city of 8 million was sort of startling.

That VOX piece is pretty good; it's very comprehensive, especially if you also check out the linked sources they provide. Ofc, being a liberal site, it doesn't take long to point out the "Bourgeoisie Conspiracy" ie zoning but being so comprehensive there are many reasons one could focus on.

They'll be affordable for the $75K/yr SINK crowd, but that's it. Not that there's anything wrong with that and the more butts that go into downtown the greater the chance that central Denver will eventually have it's own city rep.

8 stories and 323 market-rate units. Bannock is really building up with this project and two Lennar projects at 10th and 11th

I drove by DTC earlier. The Belleview Station is starting to turn into a nice little transit oriented development. The Vectra Bank building is pretty far along and the entire foundation is ready with a crane for Belleview Station Block E Apartments.

Does anyone know if the Stonebridge hotel will restart construction anytime soon?

I hope we'll see more development like this. I feel like the crappy 2-3 story office buildings on the east side of the Arapahoe station are ripe for a similar redevelopment.

At the corner of Logan and Alameda, the old grocery store (300 Alameda) that split and turned into Wild Eggs/Larkbuger/DG&F Gym/Einsteins Bagels is now completely empty. Does anyone know if there is development planned for this site and thus the tenants vacated? With the busy Lucile's and new Fire on the Mountain across the street, seems like prime real estate.

I am not sure when Stonebridge will be starting their project. They recently bought some more land in the area but the only info seems to be behind BusinessDen's paywall.

Do you mean the ones south of Bellview? Highly unlikely given that's Greenwood Village...Parking lot infill north of Hampden on the Denver side though, that's had some success and hopefully has much more to densify that node.

I can't find the source at the moment, but I seem to remember the 2020 estimate being a bit higher than 715k.


Based on adding up county data I'm seeing the following metro numbers:

Denver-Aurora-Lakewood MSA

2,963,821, up 16.5% from 2010

Denver-Aurora CSA (the MSA plus Weld and Boulder Counties)

3,623,552, up 17.2% from 2010

I recently posted the 2020 estimates from Wikipedia which were 735,538. Since the estimates came from the U.S. Census Bureau, they could have been reported by any number of places.

EDIT: Stef W. Kight with Axios has a nice national perspective overview of the new Census Bureau data. There will be plenty written in the days ahead.

715,522, an increase of over 115,000. It's pretty amazing that Denver grew by 20% in one decade, considering we started the decade with what was then the city's highest population ever, and with none of the growth due to annexations.



The 115,364 added during the 2010s is by far Denver's largest single numeric growth decade in its 16-decade history. The next closest was the 1940s when Denver grew by 93,353 (which definitely included annexations).



Denver lost population only twice in its history, during the 1970s and the 1980s, with the 1990 census low point of 467,610. In the 30 years since then, Denver has added a quarter of a million people, with the only annexation during that time for Denver International Airport.
