Harbinger paid $17.5 million just for the land and not including the small lot owned by Dominion Towers. According to the JLL listing they were planning to select a buyer on July 2 of this year.

This is technically the CBD, not Arapahoe Square, but yeah, let's dehumanize as much as we can because our policies have failed all of us.

You must have not made the wrong turn on Hastings! Vancouver is an incredible city, but if you head a block away from million dollar 1BR condos in yaletown or gastown you will find yourself on skidrow that makes denver's tent citys feel pretty mellow. If you feel like you've been missing out I'd be happy to give you pointers for a downtown eastside tour.

No, no it's just not remotely similar...

"Bro,"

I never "advocated" for "wholesale preservation" of "slot home neighborhoods." You always do this thing where you put hysterical words in people's mouth. You attacked preservation in Congress Park by saying that they're basic vernacular homes and the same standard will apply to slot homes in 50 years. I simply responded saying never assume how preservable an entire era of design may end up being, mid-century stuff has come back in vogue just like art deco before it, and some more significant "slot homes" very well could be preservable in 50 years.

You successfully pulled off the straw man, the red herring, and the slippery slope fallacies all in one line of text (clearly Congress Park preservation is the sole cause of climate catastrophe, housing instability, income inequality, and "half a dozen other priorities and values"). Truly bravo. What a remarkable philosophy you keep espousing.

This is the tallest building under construction in Denver right now ...

X Co. XD2 (aka X Denver 3)
250ft and 22 stories.

Construction has reached the pool deck on level 5. 18 floors to go.  Seems like construction pace has picked up after Milender White took over from Katerra.

Very cool how 40Ft columns will suspend the tower above the pool deck.  The X Club on levels 3,4 & 5 will have a major co-working space, 2 level gym and food & beverage.  X Club is available to residents and non-residents alike.

Very little parking provided. First floor will have leaseable retail space as well.

Should have more street activation impact on Arapahoe Square than PBS.

However, Amacon will take the title of tallest building under construction shortly!

Cue we really needed 15-20 more of these like yesterday.

Cue One Lincoln Park residents screeching about their views getting blocked.

Cue being able to see all the parties on the roof of Skyhouse from your new condo patio.

Cue 70% of the units in this building will be bought by foreign / domestic investors and we'll all be screwed anyway as it won't add any real condo supply.

At least this one is not probable, there is enough gap that it adds to their view and makes the whole area more desirable. However, X Denver 4, much closer and at 250 ft and 23 stories will block some views.

That little spur line is such a stranded waste of public transportation infrastructure -- I remember once upon a time when you could actually get on at 30th and downing and get somewhere.

indeed, but it will eventually get extended to intersect with A-Line when the whole system is fully built out. (may not be in our life time tho )

Props to a southern friend
The Southern Land Company, which recently finished their Bespoke Uptown apartment project, for their continued interest locally and their continued creativity.

Lifestyle-Focused Multifamily Residences Break Ground

A collection of multifamily residences have broken ground at Southern Land Company’s (SLC) Karl’s Farm development located at 1801 E. 120th Avenue in Northglenn. SLC will invest more than $90 million into the City of Northglenn with the project, building a total of 385 townhomes and studio, one, two, and three-bedroom apartment homes.
What's with this Karl's Farm?
Quote:
“It is a thrill for us to contribute to the amazing Karl’s Farm development,” said Kevin House, vice president of Multifamily Development – West at SLC. “The team at KF Developers, Inc., the master developer behind the project, has done an outstanding job creating something special at Karl’s Farm, where there is rich history and heritage. We are proud to offer dynamic housing solutions in what is poised to become a vibrant community.”
Isn't this way out in the boonies?
Quote:
SLC’s project and the entire Karl’s Farm development will afford residents convenient access to Denver, thanks to Karl’s Farm’s close proximity to Interstate 25 and RTD – Denver’s Northglenn/112th Ave. Station.

“People are looking for convenience, and Karl’s Farm provides it, especially being located just a short walk from public transit and a mile from Interstate 25,” said House.

Cue my appreciation for your terrific "9th & Colorado July 2021 Update" as it's an area I'm fond of. Been a long, long time but after a night out on the town in/near Glendale it wasn't unusual to head up to 9th & Colorado for late night food and coffee. I'm pretty familiar with that area so I really enjoy seeing the amazing transformation.

Can Missing Middle housing be provided reasonably and efficiently?
I would think so... but it's becoming more difficult.

Was a building just now demolished at 11th and Bannock? Is the Evans School West development ready from a permitting side? I know there is sewer work going on but that would not explain the demolition.

More than $481M is spent annually on efforts to help homeless in Denver area, report finds
Aug 5, 2021 By Ed Sealover – Senior Reporter, Denver Business Journal
Quote:
Denver-area governments and organizations spend roughly twice as much per year on per-capita services for individuals experiencing homelessness as they do in educating the average student in Denver Public Schools, according to a new report released Thursday by a pair of groups.

The CSI report found that Denver alone spends $434.6 million per year on homeless services, including $217 million by charitable organizations, $175.9 million on services provided by Denver Health to individuals identified as homeless and $1.7 million on police and fire interactions with homeless people.
Denver being the 19th largest city how does this compare to the 5th largest city (by population) - per Wikipedia?

2019-20 City Efforts to Address Homelessness
phoenix.gov/human services
Quote:
The city of Phoenix spends almost $20 million annually (PDF) for services related to homeless solutions across several city departments. Of that $20 million, Phoenix dedicates over $4 million for services* to assist those experiencing homelessness through community-based providers.
This site also refers to federal grants for 2021. Thank you Mr. President!
Quote:
The city has committed $20 million from the 2020-2021 fiscal budget and more than $150 million in federal grant funding to these issues.
There has to be more than this?
I found some more from DES or the (state) Department of Economic Security.

https://des.az.gov/sites/default/files/dl/Homelessness-Annual-Report-2019.pdf?time=1607644800091
Quote:
The DES Homeless Coordination Office utilizes Federal and State dollars to fund homeless services statewide. The Federal funding sources include the Emergency Solutions Grant (ESG), Social Services Block Grant (SSBG) and Temporary Assistance for Needy Families (TANF). The State funding sources include the AZ State Lottery and General Fund (GF).
Total DES funding was $6,298,502 in 2019 - statewide.

I couldn't find a number for nonprofits specific to homeless as apposed to general 'food banks' etc.

Interesting question:
other than occasionally cleaning up their messes what else needs to be done? Perhaps the advantage in the desert is they keep things simple.
