Fair point but that building won't be nearly 200,000 sf over 10 stories. Lot isn't that big. Gross building area will be maybe half that

Bannatyne has 100,000ft2 (not 200,000ft2) of density on the site.
It’s sort of like a Mama Burger...

Some people like to sensationalize things on here to be heard. Lots of armchair developers think they know better than a developer who does research, and actually has the money to build a project. Some on here see a homeless person and assume that the area is destined to become some ghetto.

I would assume that if an area has multiple developers building units and a forum-er thinks it is a bad idea - you should know who to believe.

Pretty sure it was the actual developers on here complaining about the homeless and such a while back, which is what Wigglez is referring to.

One guy who took a 🞵🞵🞵🞵🞵🞵 on a parcel further north. I respect the fact that he got it done, and would love to see the city give him some help with the area.

Not every project or site is a home run.

Ah really? I’m definitely not the best at math and I mustve google earth measured it wrong.

I’m also no expert in the complexities of development financing but I am working on several projects with much higher land values that are viable developments at 100,000sf or smaller.

Anyways. Glad to see it moving. Even at 110’ it will be a monster on that block.

Can see that. Land is a fairly small component of total build cost in Winnipeg vs other Canadian cities.

I'm curious to see how many builders will put their projects on hold in the next year. The high inflationary environment of construction costs has got to start killing the feasibility of many projects - particularly multifamily apartments now that cmhc flex isn't around and that developers won't be able to pass on the increase of construction costs onto renters via higher rent.

Genuine question as I have no idea – has the cost of steel and other building materials gone up a ton like lumber or no? Like if a steel building is going up, will it be that affected to possibly delay or cancel it based on the rise of lumber (or other) costs the last year?

Costs are very high...

Perhaps we will see the projects introduced but the tendered pricing will create pause...

A sheet of plywood is expensive and a 2x4 is FIVE times the cost of last year... A warehouse roof is up 50%. That can be a huge number. Rents are not going up nor are salaries of non union workers.

With that said things continue to be built. Perhaps it’s due to not only demand but very cheap cost of borrowing for capitalized companies. Government related developments just build as they never have to pay back the money and add to the inflationary situation we are finding ourselves in...

286–272 Pacific has been sold. Would be nice to see that building fixed up and reopened to the street in anticipation maybe one day something will happen on the Shanghai lot.

I had heard the Exchange BIZ was working on a plan with the city to close King between Bannatyne and William on weekends. Considering Peasant and King’s Head both have a bunch of extra tables and fencing outside them it appears that may be happening.

Also construction/remediation work in the Miss Browns and collapsing building beside it on William has started.

Also even though it doesn’t seem to have been announced, Alston got the buildings and property CV was marketing on Ross & Princess. Conversion to residential has begun on 311 Ross. I was really hoping they were gonna tear down and replace the two storey loading dock side on Pacific but was told that’s going to be converted to residential as well. Shame, it’s hideous and a 5+ storey build would be way better there. Told opening 2022, and eventually they’ll do something on Paulin and the parking lots.

The brick seems in good condition and there are nice big windows. If they convert them into something like townhouses with more than 2 bedrooms, I think that would be much better than more studios and one bedrooms. We need more housing diversity in the exchange, too.

IIRC they will develop the lots on the west side of Paulin, as you mentioned? Lots going on over there.

Are they doing anything with the lot at Princess and Pacific?

Federal loans will help build affordable Exchange District high-rise

The federal government is helping to finance the construction of an eco-friendly high-rise at the site of the former Public Safety Building.

The Market Lands Net Zero High Rise should bring 52 new, affordable housing units onto the market by December 2023.

The Liberals announced Friday $24.8 million in loans for the developer, and a $2.6 million grant to help pay for the building's sustainable elements.

The 10-storey building which will occupy 155 Princess Street is branded as the first net-zero affordable high-rise, with natural ventilation, carbon-neutral water heating and some power generation. The building will also house the Urban Shaman Contemporary Aboriginal Art Gallery.

Has the Miss Brown’s and adjacent building owned by Reiss been sold to CV??

And if so how much?

Heard on CBC earlier today that this will happen all through August starting this weekend.
